What are the responsibilities and job description for the Right-of-Way Agent position at Qualus?
RESPONSIBILITIES
Negotiates for acquired and manage property rights for the construction, operation and maintenance of all company facilities.
- Provides technical real estate support in all company departments and functions.
- Works under supervision, with regular review of completed assignments.
- Ensures projects are constructed on or before established dates within the authorized budgeted amounts by negotiation and completing the acquisition of any necessary fee title, easements, rights of way, licenses a and permits in a timely, cost effective manner.
- Coordinates with management the acquisition, leasing and disposition of real property rights per approved policies and procedures through timely and efficient negotiations by determining terms, conditions and fees.
- Ensures all miscellaneous property services issues are handled in an expeditious and professional manner by review, analyzing and taking such steps, as determined by management, to be necessary to resolve outstanding issues.
- Searches and prepares reports, plats and maps from city, county, state, federal and other title records.
- Coordinates with management to contract for consultant services for appraisals, title searches, property profiles, land survey and parcel maps.
- Coordinates with internal staff to present and represent company projects for approval or review before private and public bodies, including, but not limited to individuals, groups, planning boards, city councils, and county commissioners.
- Reviews, comments on and prepares draft policy and position papers on issues and pending legislation pertaining to land use and property rights, for corporate level management approval and usage
- Ensures effective and sound property management of corporate owned property, in accordance with established corporate policies and procedures.
- Protects company easement and property rights by reviewing private land development plans in conjunction with community planning agencies and actively enforcing easement rights against trespass.
- Ensures all compliance aspects of position are known and followed; understands and complies with all policies, codes and regulations applicable to position and company.
