Managing and overseeing all aspects of a facility's maintenance operations, including scheduling repairs, managing work orders, maintaining inventory of supplies, coordinating with outside vendors, and ensuring timely completion of maintenance tasks to keep equipment and building systems functioning properly; they often act as a liaison between maintenance technicians, facility management, and other departments, prioritizing work orders and ensuring compliance with safety regulations.
Essential Functions
Work Order Management
- Receiving, prioritizing, and assigning maintenance work orders to technicians, tracking progress, and ensuring timely completion.
- Creating and implementing a proactive maintenance schedule for equipment, including inspections and preventative maintenance tasks.
- Maintaining accurate inventory of maintenance supplies and parts, including cycle counting and reordering as needed.
- Managing relationships with external vendors and contractors, including obtaining quotes, negotiating contracts, and overseeing work quality.
- Tracking maintenance expenses, identifying cost-saving opportunities, and adhering to budget constraints.
- Generating reports on maintenance activities, performance metrics, and identifying trends to inform decision-making.
- Ensuring adherence to safety regulations and building codes related to maintenance activities.
- Basic understanding of building systems, electrical, plumbing, HVAC, and other relevant maintenance disciplines.
- Ability to troubleshoot maintenance issues and identify root causes.
- Excellent time management and ability to prioritize tasks effectively.
- Familiarity with CMMS (Computerized Maintenance Management System) software for managing work orders and inventory.
- Strong written and verbal communication to clearly convey information to various stakeholders
- High school diploma or equivalent qualification.
- A minimum of 2 years’ experience in a similar role.
- Understanding of general maintenance procedures and techniques.
- Effective problem-solving abilities.
- Must be well organized and have the ability to prioritize tasks.

- Must be a team player that can work efficiently under minimal supervision.

- ERP System experience, SAP is a significant advantage.
- 1 (one) to 2 (two) years’ experience in a materials or warehouse department.
- Able to sit at desk and use/view computer for prolonged periods of time, up to 8 hours daily.
- Able to speak into and use a telephone for prolonged periods, up to 8 hours daily.
- Able to work in a warehouse environment with no central heat or air.
