The Maintenance Supervisor is responsible for overseeing all aspects of facility maintenance operations at the complex. This includes planning, scheduling, and executing preventative and corrective maintenance programs, supervising maintenance staff, and ensuring the safe and efficient operation of all building systems and equipment.
Hours are generally Monday thru Friday 7:00am to 4:00pm, but the Supervisor is responsible for all shifts and will require flexibility when needed.
Key Responsibilities:
- Develop and Implement Maintenance Programs:
- Create and maintain preventive maintenance schedules for all facility equipment (HVAC, electrical, plumbing, etc.).
- Develop and implement work orders and repair plans.
- Supervise Maintenance Staff:
- Train, supervise, and evaluate maintenance technicians.
- Assign tasks, monitor performance, and provide feedback.
- Cost Management:
- Track maintenance costs and identify areas for cost optimization.
- Negotiate contracts with vendors for maintenance services and parts.
- Facility Inspections and Emergency Response:
- Conduct regular inspections of the facility and equipment to identify potential issues and necessary repairs.
- Manage emergency maintenance situations, including coordinating repairs and communicating with the Complex Manager.
- Record Keeping and Reporting:
- Maintain detailed maintenance records and generate reports on maintenance activities.
- Provide regular updates on maintenance status to the Complex Manager.
- Continuous Improvement:
- Identify and implement opportunities to improve maintenance processes, such as new technologies or efficiency enhancements.
Knowledge, Skills, and Abilities:
- Technical Expertise: Strong understanding of building systems (HVAC, electrical, plumbing, etc.), mechanical equipment, and building codes.
- Supervisory Skills: Proven ability to lead and motivate a team of maintenance technicians.
- Problem-Solving: Excellent analytical and problem-solving skills with the ability to diagnose equipment issues and find effective solutions.
- Communication: Effective communication skills, both written and verbal, with the ability to clearly communicate with the Complex Manager, staff, and vendors.
- Data Analysis: Ability to analyze maintenance data to identify trends, identify areas for improvement, and make informed decisions.
- Cost Control: Experience with budgeting and cost control measures related to maintenance operations.
Physical Requirements:
- Ability to stand, walk, bend, reach, climb ladders, and lift moderate to heavy weights (up to 50 pounds or more).
- May require crouching, kneeling, or crawling in various work environments, including outdoors.
- Requires good vision, hearing, and manual dexterity.
