Raineri Construction's Building Division is seeking an experienced PreConstruction Estimator for commercial construction projects. Salary range is from 75K to 90K, based on experience.

The Preconstruction Estimator is a self-starter that can efficiently determine, organize, and document all requirements and costs for multiple simultaneous construction projects, public and private. Beginning from initial consultations with Business Development and with key stakeholders, then scouring project documents to identify all requirements (bidding, labor, insurance, bonding, jurisdictional, financial, schedule, procurement, scope, etc), submitting RFIs, managing and disbursing responses and addenda, engaging subcontractors and vendors for accurate pricing on vetted scope, building a comprehensive estimate, performing as-needed quantity take-offs, documenting correspondence, to submitting a complete proposal on bid day.
Key Responsibilitiesinclude, but are not limited to :
Understanding clients needs and wants and proposing high-value solutionsDetermine all project activities / requirements and capture all associated costsStrategize to get the best subcontractor and vendor engagementTrack, document, analyze, and level pricing for all work packagesPerform day-to-day activities in a network setting, visible to all team membersHandle constructability issues and be an influence in design details for the project to be competitive, buildable and reduce future warranty issuesPerform value analysis by doing systems comparison for : cost reduction, sustainability requirements, or life cycle considerationsConduct handoff meeting and provide deliverables to Field Operations for clarity of scope, contract requirements, and proposed subcontractors and vendorsAbility to understand specifications and contract language to mitigate riskCreate new and maintain strong relationships with Clients, Architects, Engineers, Consultants, Subcontractors and Vendors to ensure continuing workCollaborate with team members to create and improve systems for best practices and lessons learnedAttend Pre-Bid Meetings and perform site surveysEngage with owners and architects to propose affordable and buildable ideas for design / build projectsSolicit subcontractors providing them with bidding details & requirements, unit costs, alternates, documentation, return paperwork, etc. to submit a qualified bidPerform detailed quantity surveys on self-performed workTailor estimates to mirror an established SOV including alternates and unit pricesMonitor and cultivate MBE, WBE, DBE, SDVE participationDeliver a complete, comprehensive, detailed, qualified, understandable proposalUpdate subcontractor solicitation listProvide support to Operations for field issues and change ordersREQUIRED EXPERIENCE :
Bachelors degree in construction management, engineering, business or closely related field, AND2 years experience in commercial construction OR3 years experience as an Estimator, Project Manager or Project EngineerREQUIRED SKILLS :
Intermediate or above proficiency in MS Office Suite of Applications, Adobe / BluebeamExperience using estimating software.
