Job Summary:
We are seeking a dynamic and experienced Business Development Manager to join our team. The ideal candidate will have 3-5 years of experience in commercial construction, specifically within tenant improvement projects. This role is critical in driving the growth and success of our company by identifying new business opportunities, building strong client relationships, and managing the sales process from start to finish.
Key Responsibilities:
- Identify and Develop New Business Opportunities: Research and identify potential clients and projects in the commercial construction sector, focusing on tenant improvement.
- Client Relationship Management: Build and maintain strong relationships with clients, ensuring high levels of client satisfaction and repeat business.
- Sales Process Management: Manage the entire sales process, from initial contact to contract negotiation and closing deals.
- Market Analysis: Conduct market research to stay informed about industry trends, competitor activities, and potential opportunities.
- Proposal Development: Prepare and present detailed proposals and bids to potential clients.
- Collaboration: Work closely with the project management and construction teams to ensure seamless project execution and client satisfaction.
- Performance Tracking: Monitor and report on sales performance, adjusting strategies as needed to meet targets.
Qualifications:
- Experience: 3-5 years of experience in business development within the commercial construction industry, with a focus on tenant improvement projects.
- Education: Bachelor's degree in Business, Marketing, Construction Management, or a related field.
- Skills:
- Strong understanding of the commercial construction industry and tenant improvement projects.
- Excellent communication, negotiation, and presentation skills.
- Proven ability to build and maintain client relationships.
- Strong analytical and problem-solving skills.
- Ability to work independently and as part of a team.
- Certifications: Relevant industry certifications are a plus.
- Brokerage Firm Experience: Proven experience working with major national brokerage firms such as CBRE, Cushman Wakefield, Jones Lang LaSalle (JLL), Savills, etc. This includes:
- Developing and maintaining relationships with brokers and their clients.
- Understanding the brokerage process and how to effectively collaborate with these firms to secure new business.
- Demonstrated success in leveraging these relationships to drive business growth.
Compensation:
- Base Salary: $70k-$100k
- Commission: 3% - of the gross job cost profit from each project. ex: $10 million project = $1 million in profit = $30k in commissions
- Performance Bonuses: Quarterly bonuses based on achieving sales targets.
