Job Description:
The Director of Maintenance serves as facilities manager and is responsible to supervise the execution of all property and equipment preventive maintenance and repairs, monitor life safety systems and utilities and administer the department in compliance with all corporate franchise standards and local, state and national codes and regulations to protect assets, guests and associates. Responsible for the preventative maintenance and repair of the hotels mechanical, electrical systems and equipment, and for the general maintenance.
Education:
-
Bachelor’s Degree in Building Construction, Engineering, or Facilities Management strongly preferred.
Professional Experience:
- Minimum five years’ experience is required for employment in a related position
- Prior experience or training in electrical, plumbing, carpentry, masonry & water preferred.
- HVAC – licensed preferred.
- PCO – preferred
Duties and Responsibilities:

Develops guidelines and provides direction for facilities management, including buildings, grounds, pools & spas, equipment, well water system, sewer system and contract services. Proven ability to function efficiently in a self-directed and multi-tasking manner is essential, including ability to manage multiple projects with frequent interruptions and under time constraints with professionalism, speed, and accuracy
- Mentor and provide ongoing training for hotel maintenance team members to improve upon their knowledge and skillsets in areas of hotel maintenance.
- Supervises and performs routine and preventive maintenance as required by the company to meet the company's standards of performance.
- Respond quickly and develop solutions for common inquiries, complaints, and urgent issues, and deal with a wide variety of variables in situations where only limited standardization exists

Manages the functioning of building systems, including mechanical electrical, fire/life safety; inspects interior and exterior of all buildings on a regular basis; develops and implements programs and schedules for preventative maintenance, equipment replacement, health, and safety, etc.

Supervises the efficiency, maintenance, and repair of all equipment on the property, including water systems, washers, dryers, refrigeration, heating, ventilation and air conditioning. Ensures all required inspections are completed and accurate records are maintained on equipment utilization and repairs.

Oversees operation and efficiency of the vehicle safety inspections program; arranges for or conducts on-going vehicle safety checks and ensures that all maintenance and records are maintained.

Works with Landscaping to ensure the efficiency and productivity of the grounds maintenance. Experience in working with and managing third party vendors, establishing partnerships as needed, and setting clear expectations and accountability

Formulates and prepares annual operating and capital budgets for building, grounds and equipment maintenance, implements cost controls and ensures that the budgets are adhered to.
- Ensure that all Federal, state and local regulations regarding safety, health, and equipment are met; performs on-going safety inspections, addresses deficiencies, and maintains all required records.
- Interprets regulations, develops procedures and communicates with end users. Responsible for periodic written reports and audits.
- Responsible for coordination with outside fire department in the event of an emergency response.
Skills & Physical Requirements:

Knowledge of Project Management or Construction Management principles. Ability to clearly present action plans and updates to senior management and ownership representatives on key projects and urgent matters

Excellent comprehension and literacy required for procedures, reports, budgets, instructions

Able to safely lift and maneuver 50 lbs. of equipment, tools or supplies from different levels and onto carts and vehicles.

Able to work with and around chemicals present in swimming pools and spas.

Ability to work varied shifts, including evenings, weekends and holidays.

Frequent bending and/or kneeling throughout the day for repairs and maintenance of hotel property, equipment, and machinery. 50% of job function.
