Job Summary:
We are seeking an experienced and competent Real Estate Construction Project Manager to oversee the renovation of multiple residential properties simultaneously. This role is pivotal to ensuring our projects are completed on time, within budget, and to a high-quality standard. The ideal candidate will bring a proven track record in managing renovation projects, strong leadership skills, and the ability to navigate the unique challenges of real estate investment and construction.This role involves regular travel between Lexington, KY, Louisville, KY, and Cincinnati, OH. Candidates must have a reliable car, a valid driver’s license, and the ability to manage their transportation.
Key Responsibilities:
- Project Planning:
- Develop and manage comprehensive renovation plans for each property, including scope, timeline, budget, and resource allocation.
- Conduct initial property inspections and assessments to determine project requirements.
- Budget Management:
- Create detailed budgets for renovations and ensure all projects remain within financial parameters.
- Review, approve, and track expenditures and contractor invoices.
- Contractor Management:
- Identify, vet, hire, and oversee subcontractors and vendors to perform renovation tasks.
- Maintain strong working relationships with contractors to ensure adherence to timelines, quality standards, and contracts.
- Timeline Management:
- Monitor project schedules to ensure timely completion of all phases of renovation.
- Address and resolve delays or issues promptly to minimize impact on project timelines.
- Quality Control:
- Ensure all renovation work meets the company’s standards and adheres to local building codes and regulations.
- Conduct site visits and inspections to verify project progress and quality.
- Reporting and Communication:
- Provide regular updates to stakeholders on project status, budget, and key milestones.
- Collaborate closely with internal teams, including acquisitions and sales, to align project goals with business objectives.
- Problem-Solving:
- Anticipate potential challenges and proactively implement solutions to avoid disruptions.
- Handle on-site emergencies and conflicts with professionalism and efficiency.
Qualifications:
- Experience:
- Minimum of 3–5 years of experience in real estate renovation project management or a related field.
- Proven ability to manage multiple projects simultaneously, delivering on time and within budget.
- Skills:
- Strong organizational and time-management skills.
- Excellent communication and negotiation abilities.
- Proficiency in project management tools and software (e.g., MS Project, Buildertrend, Procore).
- Knowledge of local building codes, regulations, and permit processes.
Education:
- Not required, but helpful: Bachelor’s degree in construction management, real estate, or a related field preferred.
- Other Requirements:
- Valid driver’s license and reliable transportation for site visits.
- Ability to work in a fast-paced, results-driven environment.
