What are the responsibilities and job description for the Project Manager position at Rauhorn Electric?
Duties and Responsibilities:
- Be familiar and have understanding of the MDOT 2020 Standard Spec Book; MSL’s; submittals and DOT process.
- Project Managers are responsible for overall project planning and scheduling, resource allocation, project accounting, and control, while providing technical direction and ensuring compliance with quality standards and applicable laws and regulations.
- Schedules and contribute to internal meetings and participate in external pre-bid, pre-construction project progress meetings, and post-construction reviews
- Initiates billing through the Accounts Receivable department
- Follow up on Accounts Receivable to ensure prompt payment
- Works in conjunction with the Estimating Department to estimate projects and job extras
- Collaborate with General, Prime, and Subcontractors to complete construction projects.
- Coordinates with the Superintendents and Foremen daily on the status of the project.
- Contributes to weekly internal project manager meetings.
- Confer with the Director of Project Management regarding project progress, deadlines, all potential opportunities and all liabilities
- Prepare contracts, negotiate revisions and quote extra work.
- Completes weekly job costing and reviews cost reports and monthly formal WIP on all projects.
- Reviews Daily Reports from Foremen reporting man hours, equipment hours, pay items, daily quantities and work completed. This also includes reviewing pay items and pay estimates with the Construction Manager /Owner weekly.
- Develops the project plan and schedules and directs activities concerning the construction and development of projects to ensure on-time and on-production completion
- Works in conjunction with Superintendents, Foremen and the office to manage the crews working on the project.
- Inspect and review projects to monitor compliance with the contract and safety regulations.
- Assist in enforcing and maintaining Rauhorn Electric Inc’s safety policies with all personnel and subcontractors on the job sites.
- Perform takeoffs on all projects to confirm necessary materials orders needed for the project.
- Request quotes and/or review quotes obtained for the project on all materials needed with multiple suppliers to obtain the best possible pricing and availability and be fiscally responsible.
- Managing clients and pursuing business relationships
- Issue PO’s and Draft subcontracts agreement for the projects with Purchasing and Accounting Departments.
- Maintain project files for all plans, specifications, correspondence, emails, permits, contract, change orders, pay estimates, invoices, site notes, purchase orders, subcontract agreements, accident reports, meeting minutes, etc.
Qualifications:
- 5 years experience in electrical project management or DOT project management or any construction project management
- DOT experience preferred
- Must be extremely organized and able to balance and prioritize high project volume
- Able to apply basic accounting principles to provide and update work in progress reporting
- Experience with estimating software and scheduling (CPM) software is preferred
- Knowledge of construction safety practices, MUST/OSHA training preferred
- Timely management of and responsibility for all project submittals, contract/change order negotiating, project scheduling and production monitoring, customer billing, material procurement, quantity reconciliation, subcontractors, financials, and closeouts
- Knowledge of materials, methods and tools involved in construction and electrical contracting specific to work in Information Technology Systems, airport electrical infrastructure installation upgrades and maintenance, road and freeway lighting, traffic signals and control systems, commercial and industrial lighting, pump station installation, and underground construction.
- Ability to walk on uneven surfaces and safely maneuver a construction jobsite.
