Bilingual Community Property Manager Onsite

Compensation: $24.00 per hour.

Responsibilities
- Marketing: We will keep the property occupied by qualified tenants through advertising, lead follow-up, and property showings for prospective residents.
- Tenant Relations - develop rental agreements, select qualified resident tenants, collect deposits and rents, file evictions, attend court hearings, process collection requests, enforce the rental agreement terms, and resolve resident/tenant complaints.
- Assist with annual budget forecast and maintenance operation plans
- Oversee maintenance personnel and contractors to meet standards
- Maintain a positive, productive relationship with tenants
- Negotiate leases/contracts with contractors in a timely and reliable manner
- Advertise and market vacant units in AppFolio, Facebook
- Collect receivable accounts and handle operating expenses
- Develop and manage annual budgets by forecasting requirements and analyzing variances, data, and trends
- Oversee properties’ personnel and assess their performance
- Accomplish financial goals and report periodically on financial performance
- Source and build relationships with prospective clients to expand business opportunities
- Update job and market knowledge
- Any other tasks assigned by the regional manager
- Proven work experience as a Property Manager
- Ability to lead people
- Fully understanding property management and its financial aspects
- In-depth knowledge of all rules and regulations surrounding property management
- Competency in MS Office and relevant databases and software
- Customer focus and bottom-line orientation
- Excellent interpersonal skills with strong communication and presentation skills
- Well-organized with excellent time management skills
- Fully bilingual (read, write, speak) English and Spanish
