ACQUISITION ANALYST
We are actively seeking an Acquisition Analyst responsible for researching, sourcing, evaluating, and underwriting potential real estate investment opportunities by conducting thorough market analysis, financial modeling, and due diligence. The objective is to identify profitable acquisitions that align with the Company's investment strategy, ultimately providing critical insights to support informed decision making regarding property purchases.
Key Responsibilities:
- Deal Sourcing - Identify potential acquisition opportunaities through multiple networks incuding informed contacts, brokers, agents, banks, cold calling and market research.
- Market Research - Analyze local market trends, demograpics, property values and economic indicators to identify potential investment areas and target properties.
- Financial Analysis - Develop detailed financial models to assess the profitability of potential properties, including cash flow projetions, expected renovation costs, return on investment (ROI) and internal rate of return (IRR).
- Due Diligece - Conduct comprenhensive due diligence on potential acquisitions, including property inspections, legal review of contracts, evironmental assessments and review of financial statements.
- Underwriting - Evaluate the risks and potential returns of a property to determine its investment viability and make recommedations regarding acquisitions.
- Investment Thesis Development - Create a comprehensive investment thesis outlining the rationale for acquirind a specific property, including market analysis, financial proections and key risks.
- Presentation Preparation - Prepare presentations for senior management and potential investors, highlighting key findings and investment recommendations.
- Negotiation Support - Negotiate purchase agreements with sellers and brokers leveraging market analysis, financial modeling and physical inspection to ecure favorable terms.
- Deal Closing - Coordinate with legal and finance teams to ensure a smooth closing process.
REQUIRED SKILLS AND QUALIFICATIONS:
- Strong analytical skills with proficiency in financial modeling and data analysis
- Deep understanding of real estate market dynamics, investment strategies and financial principles
- Excellent research and data gathering capabilities
- Strong communication and presentation skills to convey complex financial information effectively
- Detail-oriented with the ability to manage multiple projects simultaneously
- Familiarity with local real estate regulations and market trends
- Bachelor's degree in finance, real estate, business administration or related field
- Relevant experience in real estate, construction, investment analysis or related field preferred.
- Capability to work both independently and within a team environment to the benefit of all concerned.
Job Type: Full-time
Pay: $70,000.00 - $80,000.00 per year
