Title: Senior Maintenance Technician                                                  Department: Property Management

FLSA Status: Nonexempt                                                                            Reports to: Community Manager

Flex Status: On-site                                                                                     Effective: March 2018

Salary: $22.66 hr. - $29.28 hr.                                                                  Work Week: Sunday-Thursday

Position Summary: 

Position requires performance of carpentry, plumbing, electrical, painting, HVAC, and general repair to maintain properties in good conditionWorks across the REACH property portfolio to insure operational performance.  

 

Essential Functions/Major Responsibilities: 

Building Maintenance

  • Complete maintenance and repair projects as assigned.
  • Perform unit turnover preparation repair and maintenance.
  • Maintain lawns and landscaping, where applicable.
  • Maintain complete records of maintenance, mileage, costs and repairs.
  • Report unsafe or hazardous conditions to staff. Respond to emergency situations and takes appropriate action.
  • Conduct annual property inspections for budgeting purposes.
  • Contact residents for scheduling repairs.
  • Maintain work area in clean and professional manner.

 

Administrative

  • Maintain appropriate files, paperwork and records, including recording work order data in the computer.
  • Order inventory within budget constraints or with oversight from Property Manager.
  • Participate in leadership of Property Management maintenance initiatives, which may include hiring, training, vendor management, safety, preventative maintenance, and establishment of REACH maintenance work practices.
  • Ability to practice cultural humility when interacting with co-workers and clients of diverse ethnic, religious, political, and cultural backgrounds and sexual or gender identities, treating everyone with respect and dignity.

 

REACH employees are expected and required to behave in a courteous and collaborative manner in doing REACH business and dealing with other staff, residents, and all contacts inside and outside the organization.  Profanity, derogatory and abusive language will not be tolerated.

 

Knowledge, Skills and Abilities  

  • Requires a demonstrated ability and continuous effort to improve operations, streamline work processes, and work cooperatively with staff, volunteers, subcontractors, residents, and community partners.
  • Strong working knowledge and demonstrated experience performing a variety of current repair and maintenance techniques and procedures.
  • Ability to use a variety of hand and power tools.
  • Knowledge of building codes and basic landlord/tenant and fair housing laws
  • Working knowledge of Microsoft Office including Word, Excel, and Outlook.
  • Working knowledge of smartphone technology including phone calls, text, email and calendar.
  • Ability to speak, read and write English.
  • Ability to deal effectively with all types of people.  
  • Basic math skills.

 

Scope and Accountability: 

  • Operate from established and well-known procedures.
  • Decisions are made within established organization guidelines.
  • Performs duties independently, but guidance and direction are provided by supervisor.
  • Position involves a low to moderate degree of complexity in dealing with recurring work situations with occasional variations from the norm.
  • Work is reviewed by Community Manager.

 

Supervisory Responsibility: 

  • Position is not supervisory in nature.
  • May have lead responsibility for training maintenance technicians as it pertains to turnovers, work orders and day to day operations.  
  • Trains and mentor’s maintenance technician trainees with the support of the assigned Community Manager.
  • Coordinates and monitors subcontractor performance, including verification of completion and quality of work performed.

Education and/or Experience: 

  • Experience and working knowledge of maintenance and repair practices and techniques.
  • Minimum of 5 years’ experience, preferably in similar setting.  
  • Minimum one year in supervisory or lead position in construction or building maintenance.

While performing the duties of this job, the employee is regularly required to stand; walk; use hands and reach with hands and arms; and readily and effectively communicate.  The employee must lift and/or move up to 50 pounds on a regular basis and 100 pounds on an irregular basis.  Vision abilities required by this job include ability to effectively see within a residential building work environment, which may include long term computer exposure, and to adjust focus accordingly.   

  • The employee will be using a variety of hand and power tools, chemicals, paints, and other construction worksite hazards. 
  • Requires work with a variety of age groups.  
  • May require periods of walking, standing, or working in confined spaces. 
  • May require the need for frequent shifting of priorities and deadlines. 
  • May require overtime to meet deadlines.  
  • This position requires occasional evening and weekend work as dictated by the on-call rotation.  
  • May be exposed to angry, distraught and/or potentially violent people.
  • Must have a valid driver’s license and valid liability insurance.
  • Requires use of personal (vehicle, tools, etc.).
