Key Responsibilities
Maintenance Operations:
- Ensure all maintenance requests and work orders are completed efficiently and within designated time frames.
- Perform routine inspections of the property, including buildings, common areas, amenities, and equipment.
- Identify and resolve maintenance issues promptly to enhance resident satisfaction.
- Oversee and ensure compliance with preventative maintenance programs.
- Oversee city inspection/NSPIRE inspections
- Complete daily work orders as well as maintaining adequate inventory levels in the maintenance shop.
- Participate in the yearly budgeting process and capex plan.
- Obtain and evaluate competitive bids for projects, repairs, and services.
- Develop and maintain strong relationships with vendors and contractors.
- Ensure work completed by vendors meets quality standards and is within budget.
- Maintain accurate records of maintenance expenditures and assist in budget preparation.
- Lead, train, and supervise the maintenance team, fostering a culture of accountability and professionalism.
- Assign tasks & work orders effectively and ensure timely completion of work orders and projects.
- Conduct performance evaluations and provide feedback to team members.
- Implement and enforce safety standards and compliance with regulations.
- Ensure all maintenance activities comply with local, state, and federal regulations.
- Oversee timely unit turns and apartment preparations for new residents that align with company standards.
- Oversee city inspection/NSPIRE inspections
- Monitor and enforce OSHA and other safety standards to maintain a safe work environment.
- Respond promptly to emergency maintenance situations.
- 3 or more years of proven experience as a Maintenance Supervisor or similar role in property management leading a team of at least 2 or more techs.
- Experience in affordable housing environments such as section 8 inspections, NSPIRE inspections, etc.
- Strong ability to manage vendors, obtain bids, multi-task and oversee contract work.
- Excellent leadership and team/time management skills.
- Strong problem-solving abilities and attention to detail.
- Ability to prioritize tasks and meet strict deadlines.
- Knowledge of HVAC, plumbing, electrical, appliance repair, and other multi-family housing maintenance functions.
- Familiarity with property management software such as Yardi and ADP is a plus.
- HVAC certification, CPO (Certified Pool Operator) other relevant certifications preferred.
- A Boiler’s license is required.
- High school diploma or equivalent; trade school or technical training preferred.
Work Environment & Physical Requirements:
- Ability and willingness to work on-call, evenings, and weekends as needed.
- Ability to lift up to 50 lbs and perform physical activities such as climbing, bending, and walking.
- Exposure to varying weather conditions while working outdoors.
- Compensation: $30.00 - $34.00 per hour
