Prominent property management company is seeking an experienced Assistant Property Manager, managing several residential buildings in the Upper East Side of Manhattan. The ideal candidate will have an outgoing personality, a positive, team-orientated attitude and proven ability to interface with varying levels of staff across the organization, tenants, vendors, contractors and other third-party business relationships.
Job Specific Responsibilities and Duties:
- Correspond with residents to help resolve issues and complaints.
- Notify property manager of resident issues that need escalation.
- Attend various meetings (Board meetings, Annual and Semi-Annual) and draft minutes.
- Prepare documents for distribution at semi-annual meetings.
- Draft employee reprimand letters and attend disciplinary meetings when needed.
- Participate in special projects for each property (i.e., amenity space renovation, LL11 work, hallway renovation).
- Attend construction meetings with engineers, contractors, and designers.
- Respond to inquiries for building documents (i.e. budget, financial statement, by-laws, land lease and any amendments, insurance, etc.).
- Assist in creating protocol and procedures for special projects.
- Collect fees and security deposits, alteration agreement, indemnities, certificates of insurance, scope of work, licenses, architectural drawings, and any required permits or filing with the DOB.
- Correspond with the building’s third party architect and structural engineer if necessary.
- Ensure owners and contractors comply with DOB requirements and procedures.
- Notify super, concierge, and residents of any renovation work.
- Contact resident manager to do walkthrough after all work is complete and request closeout of any open DOB permits.
- Request security deposit refund check and send to residents.
- Prepare and facilitate building memos to residents.
Basic Responsibilities:

- Set goals, prioritize and execute duties of the position.

Qualifications:
- Bachelor’s degree.
- 2-3 years of experience in a residential property management role
- Exhibit strong verbal and written communication skills.
- Possess a strong proficiency in Microsoft Office: Word, Excel, PowerPoint and Outlook.
- Must be a self-starter capable of working within deadlines.
- Maintain client focus.

Salary : $85,000 - $100,000
