MAINTENANCE COORDINATOR
Olen is seeking a skilled and motivated, full-time Maintenance Coordinator to join our team. Under the direction of the Property Manager and the Maintenance Supervisor, the Maintenance Coordinator is responsible for maximizing the maintenance department’s efficiency and effectiveness under the direction of the Property Manager and Maintenance Supervisor.
Main Job Tasks and Responsibilities:
- Assist in service requests and monitors for completion.
- Keep accurate records regarding all service requests processed in MRI.
- Maintains all maintenance records, logs, and reports.
- Maintains a complete record/log of parts used by maintenance personnel for inventory control.
- Monitors and maintains maintenance move-in/move-out updated in MRI.
- Monitors vendor performance.
- Assists Property Manager with apartment move-in/move-out inspections.
- Schedules apartment turnovers on a timely basis (painting, cleaning, carpet cleaning, etc.) and updates MRI Make Readies with completion dates.
- Assists in soliciting vendor bids as requested.
- Assists with processing of property invoices as requested.
- Assists in maintaining records of the preventative maintenance program.
- Performs all tasks assigned by Property Manager and/or corporate office.
- Assists with budget control.
- Other tasks as assigned
COMMUNITY OPERATIONS:
- Assist with the execution of Resident Activities and Events as needed.
- Maintain immediate workspace and surrounding area in a clean and professional manner.
- Assists in maintaining up-to-date and accurate reports and completing all reports as requested by Property Manager and/or Corporate Office.
- Performs all tasks assigned by Property Manager and/or corporate office.
Qualifications

Education and Experience:
- High school diploma or GED required
- 6 months related experience
- Previous experience in residential maintenance a plus
Key Competencies/Skills:
- Good understanding of Nevada Tenant/Landlord law and Fair Housing laws.
- Computer literate, able to use the Microsoft Office Suite
- Ability to work at other properties as required.
- Must be able to lift up to 10 pounds, as needed.
Job Type: Full-time (8-hour shift), Monday – Friday
Compensation: $20.00 - $23.00 per hour
