The Commercial Construction – Project Manager will be responsible for overseeing multiple projects, managing budgets, estimating costs, and sourcing resources while maintaining strong relationships with construction professionals and clients. This role requires a self-motivated, innovative, and organized professional with exceptional communication skills and the ability to thrive in fast-paced environments. The ideal candidate will excel at collaborating with diverse stakeholders, including internal teams, clients, suppliers, and subcontractors, while mentoring and leading personnel to deliver cost-effective and high-quality results. A focus on cost control, quality assurance, and safety is critical, along with a proven ability to transform challenges into opportunities.
In this role, you will oversee all aspects of our commercial construction projects from planning through completion. With a history of managing large-scale commercial projects, the successful candidate will demonstrate expertise in delivering projects on time, within budget, and to the highest standards of safety and quality. This position plays a key role in driving the success of each project while ensuring every team member is aligned with organizational goals.
Key Responsibilities:
- Project Planning and Management
- Develop detailed project plans, schedules, and milestones in collaboration with the project team.
- Manage and coordinate all construction project activities to ensure compliance with project plans, specifications, and budgets.
- Oversee the pre-construction and construction process, including permitting, subcontractor selection, and resource allocation.
- Budget Management
- Establish and manage project budgets, forecasting costs, and tracking expenses to ensure adherence to budget constraints.
- Conduct regular financial analyses and prepare budget reports to communicate financial health and projections of the project.
- Team Leadership and Collaboration
- Lead, motivate, and coordinate the project team, including subcontractors, architects, engineers, and other stakeholders.
- Serve as the primary point of contact for clients, ensuring that client expectations are met and issues are resolved efficiently.
- Conduct regular project meetings, providing updates on progress, addressing concerns, and facilitating problem-solving.
- Quality and Compliance
- Implement and enforce quality control standards and processes to ensure project deliverables meet company and client standards.
- Ensure all work adheres to local, state, and federal building codes and safety regulations, and resolve any compliance issues.
- Risk Management
- Identify potential risks early in the project and develop mitigation strategies to prevent delays or budget overruns.
- Maintain documentation of all project activities, including change orders, delays, and cost adjustments.
- Prepare and present to upper management monthly reports.
- Project Closeout
- Oversee project closeout, ensuring all punch list items are completed, and obtain final inspections and approvals.
- Review and finalize project documents, and provide a comprehensive project handoff to the client.
- Technology Utilization
- Leverage construction management software and tools to track project progress, manage documentation, and enhance communication.
- Relationship Management
- Build and maintain strong relationships with clients, suppliers, and other external partners to foster trust and ensure smooth project execution.
- Training and Development
- Provide mentorship and training to team members, fostering professional growth and improving overall team performance.
- Other duties as assigned.
Required Skills & Qualifications:
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred. Field experience is highly desired and may be considered in lieu of a degree.
- Minimum of 5 years of experience in commercial construction project management.
- Proficient in construction management software (e.g., Procore, MS Project, etc.).
- Strong knowledge of construction processes, means, and methods, as well as local building codes.
- Excellent organizational and multitasking skills, with strong attention to detail.
- Ability to read and interpret architectural and engineering plans.
- PMP certification or similar project management certification preferred.
- NC Building Contractor qualifier credentials or the willingness to pursue qualification is a plus.
- Experience with commercial real estate and base building projects in the multi family, build-to-rent and industrial sectors.
- Familiarity with accounting software like QuickBooks or ERP systems integrated with construction projects is a plus.
- OSHA 30 certification preferred.

Schedule:

Job Type:
- Full-time position, averaging 40 hours per week
Compensation:
- $100,000 - $120,000 annually
- Bonus potential
