The Permit and Utility Assistant will assist in the permit application process, collaborate closely with permitting departments and municipalities to ensure compliance. Responsibilities include submission of permit applications, maintaining records,

and facilitating approvals. The ideal candidate is an innovative, organized, and expert communicator with experience working with diverse personalities. Success in this role requires turning challenges into opportunities, adhering to tight timelines, and delivering quality performance.

 


Primary Responsibilities


  • Supervise, coordinate, and track all permit and utility activities within the division.
  • Compile, update, and maintain reports related to permits and utilities. Including site plan applications, approvals, licenses and Ensure proper document management and filing system.
  • Act as a liaison between the company and each municipality to obtain necessary approvals. Maintain a professional and courteous relationship with municipality departments and staff members.
  • Prepare and submit applications to various agencies/boards for required permits and approvals among various municipalities and in line with project deadlines.
  • Review plans for correct revision dates and collaborate with engineers and architects to address deficiencies and permit comments.
  • Maintain schedules for all communities and coordinate with municipalities from approval to final stages of the permitting process.
  • Distribute construction documents to the Purchasing, Marketing and Construction departments
  • Record and upload building permit documents, associated documentation and information into building software and electronic company files.
  • Keep communication with Accounting Department and inform of changes in permit fees, utility connection fees and other municipality fees
  • Document and process all plan revisions and coordinate time-frame requirements to consultants
  • Assist in monitoring the complete building plan approval process through various municipalities on assigned communities
  • Schedule and coordinate meetings and appointments.
  • Enter permitting data accurately into the system.
  • Assemble and annotate construction plans for permitting, field staff, and trade partners. 
  • Secure the timely preparation, submission and order of plot plans
  • Facilitate the NC Lien registry process.
  • Update weekly projected new home start reports.

   •Update utility dashboard for the homebuilder across multiple websites.

  • Coordinate the activation and termination of utilities for all new homes and construction.
  • Schedule temporary power and saw pole installations. 
  • Coordinate ARB submittals and approvals and resolve issues as needed.
  • Prepare and submit timely check requests and payments for permits, water taps, impact fees and pay re-inspection fees.
  • Other duties as assigned.

Education & Experience


  • High school diploma or equivalent; Bachelor’s degree preferred
  • Previous experience in homebuilding or construction industry Minimum (1) year experience with single/multi-family, amenity permitting and utilities preferred..
  • Experience reading and reviewing construction plans.
  • Experience reading and reviewing plot plans highly desired.
  • Valid Driver’s License with good driving record and reliable transportation.
  • Proficiency in Microsoft Office suite (Excel, Word, Outlook)


Schedule:


  • Monday-Friday, standard daytime hours; 8 am - 5 Occasional weekend work may be required.


Job Type:


  • Full-time position, averaging 40 hours per


Compensation:

$50,000-$65,000 annual salary

  • Charlotte, NC: Ability to reliably commute or willingness to relocate before starting work (Required).

Work Environment:


  • Office-based environment with a business casual dress Standard office equipment, such as computers, phones, photocopiers, filing cabinets, and fax machines, are used in this role.

Physical Demands:


  • The role requires the ability to talk and hear, stand, walk, use hands to handle or feel, and reach with hands and arms. Occasional lifting of office products and supplies, up to 20 pounds, may be necessary. Some travel might be required.

Salary : $50,000 - $65,000
