A well-capitalized, large privately held commercial real estate firm headquartered in Irvine, CA is looking for an experienced, energetic & creative commercial property manager to oversee leasing and property management of a portfolio of industrial and office buildings.
Job Description:
The Regional Commercial Property Manager will act on behalf of the Landlord to negotiate lease terms with prospective and existing tenants, assist with drafting all lease documents and exhibits, communicate with property managers and ownership on leasing activity, and monitor and respond to market leasing conditions.
Additionally, this role will have property management oversight of four office/industrial buildings, totaling roughly 366,000 square feet in Brooklyn Park, MN and one retail center, totaling roughly 104,000 square feet located in Appleton, WI. Responsibilities will include physical inspections, vendor and tenant relations, preparing annual budgets and CAM reconciliations, monthly financial reporting, and overseeing physical improvements.

Key Leasing Responsibilities:
- Oversee the marketing & leasing efforts for the assigned portfolio.
- Manage third party broker relationships, where applicable.
- Maintain and track available space inventory.
- Assist with Drafting & review leasing related agreements (LOI’s, new leases, amendments, subleases, terminations, assignments, etc.)
- Set renewal parameters and manage renewal process.
- Provide routine reporting of all leasing activity.
- Other duties as assigned.
- Oversee capital and tenant improvement projects at the assigned properties, including those mandated by lender and insurance requirements.
- Oversee tenant relations and property operations including the collection of rent, payment of expenses, compliance with tenant lease terms and preparation of all required legal notices.
- Prepare annual operating and capital budgets as well as monthly executive and financial reports, including monthly variance explanations.
- Oversee and approve calculations of all special billings.
- Perform regular inspections of the property. Recommend and direct alterations, maintenance and recondition of the property as necessary.
- Contract for vendor services and supervise as required.
- Support property acquisitions and sales team by participation in the due diligence process and disposition proceedings, if required.
- Oversee direct reports of Assistant Property Manager and Facilities Manager. Duties include but are not limited to conducting performance reviews, assigning daily tasks, ensuring quality of work, coaching on areas of improvement.
- Other duties as assigned.
Professional Experience:
- Minimum 5 years’ commercial property management experience.
- Commercial leasing experience preferred.
- Customer service oriented
- Strong organizational, problem solving, and time-management skills
- Excellent interpersonal and communication skills and the ability to work well in a team environment
- Ability to effectively interact directly with prospective tenants, brokers, vendors, and ownership
- Bachelor’s Degree preferred
- Accurately perform basic mathematical functions
- Extensive knowledge of Yardi and the MS Suite (specifically Excel)
- Intermediate to advanced computer and internet knowledge
- Experience using on-site management software functions
- The employee will be regularly required to sit; stand; walk; reach using feet, legs, back, arms and hands; talk and hear. The employee may occasionally be required to climb. The employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.

- Travel is required to properties within the portfolio. The position may require the availability to work some nights, weekends, and occasional holidays. Regular attendance and active participation/planning at company functions and events throughout the country is also required.
