Floating Community Manager
We are seeking a highly motivated and dynamic Floating Community Manager to oversee and support the operations of multiple properties across a designated region. This role requires 100% travel, ensuring operational excellence, compliance, and consistency across all managed properties. The ideal candidate will have a strong background in property management, with a focus on operations, training, and process improvement. Flexibility, leadership, and strong problem-solving skills are key to thriving in this position.
Location: Remote with 100% travel across Southeast portfolio. Alabama, Georgia, and Florida.
Responsibilities
Travel to multiple properties within the assigned region to provide operational support, conduct audits, and ensure compliance with company policies and industry regulations.
Implement and oversee operational strategies that improve efficiency and effectiveness of property management practices.
Collaborate with on-site property managers to troubleshoot operational challenges, streamline processes, and enhance resident satisfaction.
Monitor key performance indicators (KPIs), including occupancy rates, tenant retention, and budget adherence, providing reports and recommendations to senior management.
Train and develop on-site teams on operational procedures, policies, and compliance requirements.
Conduct regular inspections and audits to ensure properties are maintained to company standards and comply with local, state, and federal regulations.
Support new property transitions, acquisitions, or dispositions by ensuring smooth operational integration.
Assist with budgeting, forecasting, and financial performance reviews for properties in the region.
Liaise with vendors and contractors to ensure maintenance, repairs, and services are completed on time and within budget.
Ensure adherence to health, safety, and environmental standards across all properties.
Qualifications
3-5 years of experience in property management operations, with a focus on multi-site management.
Strong knowledge of property management software (e.g., Onesite, RealPage) and operational best practices.
Willingness to travel 100% of the time, often on short notice.
Proven ability to train and develop teams across different locations.
Experience in budget management, forecasting, and financial reporting.
Familiarity with local, state, and federal regulations in property management, including Fair Housing laws.
Problem-solving mindset with a proactive approach to resolving operational issues..
Industry certifications such as Certified Property Manager (CPM) or Accredited Residential Manager (ARM).
Experience managing large portfolios of multi-family or commercial properties.
