The Project :

Reef is currently restoring the historic Coco Palms Resort in Wailua on the island of Kauai, Hawaii. The Coco Palms has been an iconic destination for many decades, and is listed on the National Register and Hawaii Register of Historic Places.

From 1953 until its destruction by Hurricane Iniki in 1992, Coco Palms Resort was a world renowned hotel noted for its Hollywood connections, Hawaiian-themed weddings, torch lighting ceremonies, and the invention of many of the things we associate with Hawaiian hotels.

Reef Capital Partners is restoring the Coco Palms, rebuilding a resort with 350 guest rooms, 3 restaurants, a small retail building, a 10k square foot spa, 3 swimming pools, 3 other F&B outlets, a 300 seat cultural and Luau center, and a 15 acre Coconut Grove.

Job Summary :

The Senior Project Manager will be responsible for overseeing and managing the construction and development process. This position will work closely with internal teams, architects, contractors, and clients to ensure the successful delivery of high-quality, on-time, and within-budget projects. The ideal candidate will have strong experience in hospitality construction, project management, and leadership.

Key Responsibilities :

• Lead the planning, coordination, and execution of hospitality construction projects, including hotels, resorts, and other lodging facilities.
• Develop and manage project schedules, budgets, and timelines.
• Work with cross-functional teams to define project scope, objectives, and deliverables.
• Oversee the selection and management of contractors, vendors, and subcontractors.
• Ensure all projects comply with relevant codes, regulations, and safety standards.
• Monitor project progress and resolve any issues or delays.
• Review and approve project documentation, including contracts, budgets, and change orders.
• Conduct regular site visits to ensure quality control and adherence to specifications.
• Facilitate communication between stakeholders, including clients, design teams, and construction teams.
• Manage risks and implement mitigation strategies to keep the project on track.
• Provide leadership and guidance to project teams, ensuring alignment with company goals and customer expectations.
• Prepare and present regular reports on project status, financials, and timelines to senior management and stakeholders.
• Identify opportunities for cost savings and efficiency improvements throughout the project lifecycle.
• Ensure project completion on time and within budget while maintaining the highest quality standards.
