Refined Student Living is looking for an experienced and highly driven Student Housing Property Manager to join our properties near Utah State University. The ideal candidate will be self-motivated, able to work both independently and with a team, multi-task, and demonstrate excellent communication skills, both written and oral. They will have excellent sales skills and be budget minded, entrepreneurial, social media and technology oriented, and enthusiastic with a strong sense of personal responsibility to achieve set goals. Customer service skills are very important for this position.

Duties and Responsibilities include, but are not limited to:

  • Manage all aspects and details of the property
  • Be responsive to and provide great customer service to residents, prospect, parents and all visitors
  • Grow net operating income by maximizing revenue and carefully managing expenses
  • Regularly identify operational bottlenecks and establish appropriate corrective action plans and processes to eliminate future problems
  • Communicate both operational and financial risks to management and establish corrective action plans
  • Assist in analysis of the financial results, accounting, and reporting on the properties to help optimize performance and improve the accuracy
  • Hiring, training, and overseeing the leasing and office staff
  • Ensure that all staff operates within established policies and procedures and a positive work environment is maintained at all times
  • Maintain occupancy levels by ensuring that established sales techniques and methods are used effectively by leasing staff
  • Collect rent, oversee tenant ledgers, prepare and distribute notifications as necessary, and process evictions as needed
  • Public/resident relations including answering incoming calls and emails and showing apartments
  • Oversee resident activity programming
  • Resident dispute resolution: Mediating and resolving resident disputes in a timely manner to minimize impact on residents’ living experience.
  • Design and execute monthly marketing plans in all areas, social, print, events, etc.
  • Work collaboratively with Maintenance Manager to upkeep and maintain the property through timely responses to work orders and proactive preventative maintenance programs
  • Regularly inspect property to identify items that require maintenance
  • Negotiate third party service contracts to get the best value for the property
  • Ensure compliance with local, state, and federal laws
  • Enforce property policies, lease terms, and rules and regulations.
  • Set atmosphere of property, making it an inviting and popular place to hang out
  • Respond to changes in organization and property by assuming additional responsibilities
  • Evaluate competition and take strategic steps to ensure property is in the best market position possible
  • Identify opportunities to innovate and implement them
  • Perform any other activities to ensure the smooth operation of the property

Qualification:

  • 2-3 years management or leasing experience is preferred
  • Multi Family or Student housing property management experience a plus
  • Effective prioritizing skills
  • Meticulous attention to detail
  • Exceptional customer service skills
  • Sophisticated verbal and written communication skills
  • Careful multi-tasker and deadline conscious
  • Must be flexible, willing to work some weekends, on-call and after hours for emergency situations in the community
  • Neat, clean, professional appearance at all times throughout the workday and/or whenever present at the community
  • Honest, enthusiastic, and willing to work hard
  • Microsoft Office Proficiency
  • Experience in accounting and PMS systems such as Appfolio, Entrata, Yardi, Realpage, etc., is preferred

Job Type: Full-time

Pay: $50,000.00 - $60,000.00 per year
