Job Summary:
The Painter & Shutter Oiler is responsible for maintaining the exterior and interior painted surfaces of the condominium, as well as ensuring that all hurricane shutters are properly lubricated and in working condition. This role is crucial in preserving the aesthetic and functional integrity of the property, particularly in a coastal environment where salt air and humidity accelerate wear and tear.
Key Responsibilities: Painting & Surface Maintenance:
- Prepare, prime, and paint exterior and interior surfaces, including walls, ceilings, railings, doors, and common areas.
- Perform touch-ups and full repaints as needed to maintain the building’s appearance.
- Identify and repair surface damage such as cracks, peeling paint, or rust before painting.
- Use proper techniques and materials suited for a coastal environment to ensure durability.
- Maintain a clean and organized work area, ensuring proper storage and disposal of painting supplies.
Shutter Maintenance & Oiling:
- Inspect all hurricane shutters for corrosion, operational issues, or wear and tear.
- Apply lubricants to shutter tracks, hinges, and moving parts to ensure smooth operation.
- Clean shutters to remove salt buildup and debris that could affect functionality.
- Perform minor repairs as needed or report larger issues to management for professional servicing.
General Maintenance Support:
- Assist with other maintenance tasks as directed, including power washing, minor drywall repairs, and general upkeep.
- Follow all safety protocols, including proper handling of paints, solvents, and oils.
- Communicate with residents and staff in a professional manner regarding scheduled maintenance.
Qualifications & Skills:
- Previous experience in painting and/or maintenance, preferably in a high-rise or coastal environment.
- Knowledge of different paint types, application methods, and surface preparation techniques.
- Familiarity with lubricants and best practices for maintaining hurricane shutters.
- Ability to work at heights using ladders, scaffolding, or lifts as needed.
- Strong attention to detail and ability to work independently or as part of a team.
- Physical ability to lift, carry, and move equipment and supplies as needed.
Work Conditions:
- Outdoor and indoor work in varying weather conditions, including heat, humidity, and salt air.
- Some lifting, bending, and climbing required.
- Occasional interaction with residents and property management staff.
Hours/Days: Tuesday-Saturday 8AM-4:30PM.
