Position Summary:
We are seeking a Director of Operations to oversee and facilitate the smooth execution of high-profile custom home building projects. This role offers the opportunity to work on bespoke solutions for elite clientele, ensuring project timelines, budgets, and quality standards are met. The ideal candidate will possess a strong understanding of project management, construction start-up processes, client-facing tasks, plan reviews, and setting benchmarks. Key Responsibilities:
- Support Project Managers in planning, organizing, and scheduling custom home builds.
- Prepare and maintain project documentation, including contracts, permits, and reports.
- Serve as the main point of contact for clients, ensuring clear communication and managing expectations throughout the project lifecycle.
- Coordinate client meetings, site walk-throughs, and approval of design decisions and change orders.
- Create and manage detailed construction schedules and ensure all parties are informed of key deadlines.
- Coordinate with local authorities to ensure compliance with permits, inspections, and regulations.
- Ensure timely delivery of materials and services by coordinating with subcontractors and suppliers.
- Monitor on-site progress to ensure tasks are completed on time and to quality standards.
- Track project costs and assist in preparing budget reports.
- Negotiate contracts with subcontractors and suppliers as needed.
- Manage vendor invoices and payments, ensuring accuracy and timely processing.
- Identify, report, and help resolve project risks, delays, and on-site issues.
- Ensure compliance with local Georgia building codes, zoning laws, and safety regulations.
- Coordinate inspections and follow-up on corrective actions as necessary.
- Assist in the procurement, inventory, and on-site management of building materials.
Qualifications:
- High school diploma required; Bachelor’s degree in Construction Management, Business, or related field preferred.
- 2 years of experience in project coordination or administrative support within residential construction or custom home building.
- Familiarity with Georgia state building codes, permit processes, and zoning regulations.
- Proficiency in construction management software (e.g., Procore, Buildertrend) and Microsoft Office Suite.
- Fluency in Spanish is a plus.
- Ability to manage multiple tasks in a fast-paced environment.
- Strong attention to detail and problem-solving skills.
