Job Summary
We are seeking a Revenue Management Analyst who will be responsible for optimizing pricing strategies and revenue performance across Reliant Real Estate Management's self-storage portfolio. This role focuses on analyzing market trends, pricing data, and performance metrics to develop data-driven strategies that maximize revenue and occupancy. The Revenue Management Analyst will collaborate closely with the Data Analyst, Operations Team, and Asset Management Team to ensure cohesive execution of revenue initiatives and alignment with portfolio objectives.
Essential Duties and Responsibilities
Revenue Strategy & Analysis :
- Develop and implement tailored revenue management strategies specific to the self-storage industry, including dynamic pricing models and seasonal rate adjustments.
- Monitor and analyze key performance metrics such as revenue per square foot, monthly move-ins, turnover rate, occupancy trends, and rental rate growth.
- Identify underperforming facilities and recommend strategies to improve their financial performance.
Market Research & Benchmarking :
Conduct property-level market research to understand local competition, demand drivers, and pricing benchmarks within target markets.Analyze trends in the self-storage industry, including changes in consumer behavior, economic factors, and supply / demand dynamics.Provide market-specific insights to support acquisitions and asset management teams in assessing potential investments.Collaboration with Cross-Functional Teams :
Partner with the Data Analyst to develop predictive models and performance dashboards that visualize revenue trends and opportunities.Collaborate with the Operations Team to align pricing and promotional strategies with operational goals and customer experience standards.Collaborate with Marketing Team on pricing, ad-strategy, and website functionality to monitor and optimize digital leasing.Work with Asset Management to assess facility performance and identify actionable strategies to improve NOI (Net Operating Income).Data Management & Reporting :
Maintain accurate revenue management tools and databases, ensuring the integrity of pricing and market data.Prepare and present regular reports for senior leadership, including revenue forecasts, market analysis, and performance summaries.Provide ad hoc analysis and insights to support decision-making across teams.Optimization & Forecasting :
Develop forecasting models with Data Analyst to anticipate changes in occupancy, pricing, and revenue performance.Continuously refine pricing algorithms and strategies based on performance metrics, customer trends, and competitive analysis.Monitor the impact of promotions, discounts, operational strategies, and rate adjustments to ensure long-term profitability.Education and / or Work Experience Requirements
Bachelor’s degree in Finance, Economics, Data Analytics, or a related field; Master’s degree preferred.3 years of experience in revenue management, preferably in the self-storage or real estate industry.Strong understanding of self-storage industry metrics, market dynamics, and pricing strategies.Advanced proficiency in Excel, data visualization tools (e.g., Tableau, Power BI), and revenue management platforms such as Veritec or Prorize.Familiarity with self-storage management systems such as Yardi, SiteLink, or StorEDGE.Strong analytical and problem-solving skills, with the ability to interpret data and provide actionable insights.Excellent written and verbal communication skills, with experience collaborating across teams.Ability to manage multiple priorities and meet deadlines in a fast-paced environment.Physical Requirements
Ability to perform essential job functions consistent with ADA, FMLA, and other federal, state, and local standards.Must be able to talk, listen, and speak clearly on the phone.Must be able to lift and carry up to 15 lbs.Occasional travel may be required to visit self-storage facilities or attend industry conferences.Job Type : Full-time
