Maintenance Property Manager
Job Summary
Assists in the maintenance and management of the Company’s residential property management portfolio. Responsibilities involve a full range of property management functions, including, but not limited to, budget preparation and execution, building operations, supervising facility maintenance and repairs, tenant relations, and project management. Work is performed in a combination of office and onsite settings.
Relationships
A. Reports to the President.
B. Supervises Maintenance Technicians, Landscapers, Cleaners, Painters.
C. Maintains relationships with contractors.
D. Maintains relationships with current and prospective property management clients.
Primary Job Duties and Responsibilities
A. Supervises Maintenance Technicians, Landscapers, Cleaners, Painters and additional temporary workforce related to the maintenance & repair of assigned properties.
B. Conducts periodic inspections of assigned properties, visiting each property on an established, routine schedule; initiates action to correct janitorial and maintenance deficiencies noted during these inspections.
C. Determines specific service contract requirements in assigned functional areas. These could include some or all of the following: a. Custodial b. Refuse collection c. Window washing d. Pavement sweeping e. Extermination services f. Elevator maintenance g. Landscaping and grounds maintenance h. Security i. Snow removal j. Equipment rental
Develops scope of work, solicits bids, evaluates proposals and monitors contractor performance. Periodically reviews performance specifications and recommends modifications for subsequent contracts.
D. Handles tenant communications. Takes action on all complaints and maintenance requests from tenants at assigned properties.
E. Assists in developing annual operating budgets for assigned properties; monitors financial expenditures to ensure compliance.
F. Manages a wide variety of special projects associated with unit turnovers and corrective and preventative maintenance.
G. Monitors tenant activities for compliance with lease terms and rules; prepares and delivers oral and written warnings.
H. Performs such other duties as may be directed by appropriate authority.
Job Qualifications
Education: Minimum of a High School Diploma or equivalent. High preference for individuals with an Associates or Bachelors Degree in business management or real estate.
Experience: Previous real estate or property management experience preferred, but not required. Prior supervisory experience helpful.
Special Skills: Familiarity with a computer; knowledge of Microsoft Office Suite and Internet Explorer. Exemplary oral and written communication skills.
Physical Requirements
Must be able to perform the physical functions of the position, which may include, but are not limited to: ability to walk properties, including 4 flights of stairs, complete physical inspections, deliver resident communications and show apartments. Be able to effectively communicate with residents, staff, supervisors, vendors, etc. Must be able to lift a minimum of 60 lbs. to facilitate vacuuming, moving office furniture and lifting of supplies as needed.
Other Requirements
Must have the ability to work 40 hours per week. Standard work hours are Monday – Friday from 8:00am–5:00pm. Some nights and weekends may be required along with rotational on-call duties.
A clear pre-employment background check is required – including a negative drug screen and a clean driving record.
Residency requirements will apply; qualified applicants must live within a 20-minute radius of our downtown La Crosse corporate office.
