Position Overview: We are seeking a Land Development Manager to join our veteran Design & Construction team in Indianapolis, Indiana, Denver, CO, or Charlotte, NC. The responsibilities listed below are to be carried out across our national development and acquisition platform.
Responsibilities:
- Land Acquisition - Manage land due diligence activities including: determining governing agency requirements; zoning, variance, and site plan approval requirements; ALTA survey, environmental conditions; utility service availability and cost; geotechnical investigations; natural and cultural resource impacts; traffic impacts, roadway improvements, and Right-of-Way issues; mass grading. Review Due Diligence Reports and information to summarize materials and information developed during the process and coordinate all efforts with the internal Development, Design & Construction and Legal teams.
- Land Disposition – Provide pertinent due diligence information for distribution to potential buyer(s). Coordinate new ALTA survey and other required documents with Legal Department. Coordinate and review any necessary environmental investigation or other issues as needed.
- Building Acquisition / Disposition – Assist acquisition / disposition team with site related issues, including: Land Title Survey coordination and review; site development / feasibility; zoning review; environmental issue analysis and consultant coordination.
- New Ground-up Development Pursuits / Projects:
- Support the Development and Design & Construction teams in the pursuit of new projects through participation in prospective client proposal / presentation process.
- Work in conjunction with Design & Construction team in the development of project implementation schedules providing specific support in the area of municipal entitlement requirements and associated durations.
- Work in conjunction with Design & Construction in the development of project budgets providing specific support in the area of anticipated site improvement costs.
- Lead the effort of selecting and on-boarding site due diligence consultants and civil engineering firms.
- Prepare, negotiate, and facilitate the execution of agreements for site due diligence consultants and civil engineering firms.
- Coordinate / assist in obtaining required entitlements and permits.
- Participate in regular design meetings providing specific support in the area of civil / site design and provide critical review and direction of the consultant’s work product.
Property Management:
- Assist with site related issues, including paving and drainage repair and replacement; coordination with jurisdictions as required to obtain permits for changes to buildings and grounds.
- Assist in monitoring and advising on building asset site conditions (i.e., wetlands, stormwater, etc.) in-service properties, and provide guidance on potential capital improvement projects related to those properties.
- Coordinate with Local Authorities and Jurisdictions regarding long-term Environmental (SWPP) conditions for existing properties
- Other
- Develop and manage a “pool” of compatible site / civil, surveyors, geotechnical, environmental, and other consultants to rely upon nationally.
- Develop or assist in the development of initial project site concepts.
- At all times, leverage relevant experience implementing similar projects, assist in the establishment of best practices / protocols and strive to develop and maintain client relationships.
- Report directly to SVP / Design & Construction.
Qualifications:
- Approximately 10 years of civil engineering, land planning/landscape architecture in the healthcare real estate and land management experience
- Possess a strong understanding of all aspects of land acquisition / disposition and site design for new ground-up projects and renovation of existing facilities
- Experience managing design and site due diligence consultants
- Strong understanding of legal documents required in healthcare real estate transactions
- Strong verbal and written communication skills
- Bachelors’ degree or equivalent experience / education required
- Proficiency in Microsoft based software, to include Word, Excel and MS Project, MS PowerPoint
- AutoCAD / basic site planning skills
$125,000 - $150,000 salary range, based on experience, plus benefits and bonus
