What are the responsibilities and job description for the Maintenance Supervisor Bilingual (spanish-english) position at Rental Asset Management?
Main Purpose:
Ensure the optimal condition of the properties through efficient management of maintenance tasks, ensuring that the properties are kept in habitable conditions and meet established quality standards.
Essential Functions:
- Conduct unit inspections to identify maintenance issues, document deficiencies, and maintain properties in optimal condition.
- Manage maintenance providers by requesting quotes, negotiating, and ensuring efficient and cost-effective service.
- Develop and implement preventative maintenance plans, schedule tasks, and supervise repairs to reduce costs and tenant disruptions.
- Coordinate tasks for unit preparation, such as painting and repairs, ensuring readiness for rental.
Basic or Essential Knowledge:
- Essential Knowledge:
- Solid understanding of air conditioning, plumbing, electrical systems, appliance maintenance, and other trades related to property maintenance.
- General Knowledge:
- Familiarity with local laws and regulations related to real estate.
- Language Skills:
- Bilingual (English and Spanish).
Education and Experience Requirements:
- EPA license for refrigerant handling (required).
- Minimum of 5 year of experience in related positions.
