Key Responsibilities :
- Community Maintenance : Maintain the cleanliness and appearance of the community, including grounds, building exteriors, breezeways, leasing office, pools, amenities, and other common areas.
- Maintenance Assistance : Assist in the preparation of vacant apartments for move-in, perform necessary repairs or replacements, and complete maintenance requests within the scope of management responsibility.
- Work Order Management : Review daily work order priorities with the Service Tech / Community Manager and ensure timely completion.
- Compliance : Adhere to company and community operating and safety policies, as well as federal, state, and local laws, including Fair Housing regulations.
- Preventative Maintenance : Assist with tasks such as HVAC filter changes, storm drain and sewer clean-out, and mechanical system checks.
- Landscaping & Painting : Contribute to the landscaping efforts and perform exterior / interior painting as needed.
- Litter & Trash Management : Pick up litter, empty and sanitize trash containers, and ensure all trash is cleared from apartments during make-ready activities.
- Team Collaboration : Support the office and maintenance teams in various tasks, including walking apartments and preparing move-in / move-out reports.
Qualifications :
- Experience : At least one year of experience in maintenance or a related field.
- Knowledge : Familiarity with building maintenance, repair, preventative maintenance programs, irrigation and pool systems, and appliance repair is preferred.
- Skills : Basic knowledge of interior / exterior maintenance, hand tools, and cleaning equipment. Strong problem-solving, attention to detail, and decision-making skills are required.
- Customer Service : A strong commitment to delivering excellent customer service as part of a community-focused team.
Physical Demands :
- Ability to bend, stoop, twist, and reach overhead for extended periods.
- Ability to lift, push, pull, and carry a minimum of 50 pounds, with the ability to handle up to 100 pounds with assistance.
- Must be able to walk, stand, sit, balance, climb stairs, and use hands and fingers to handle tools, objects, or controls.
