Job Summary: We are seeking a reliable and highly skilled Maintenance Supervisor to oversee and manage all aspects of maintenance for our 117-apartment community. This individual will be responsible for maintaining the physical integrity of the property, ensuring a safe and comfortable living environment for all residents. The Maintenance Supervisor will lead a small team of maintenance staff and contractors, coordinate repairs, and ensure that all work complies with company standards and local regulations.
Key Responsibilities:
- Supervise Maintenance Staff:
- Manage a team of maintenance technicians and contractors, providing guidance, support, and training to ensure quality work and adherence to safety standards.
- Assign work orders and prioritize tasks based on urgency and importance.
- Conduct regular performance reviews and provide feedback to team members.
- Maintenance Operations:
- Oversee the day-to-day maintenance operations of the apartment complex, ensuring the property is well-maintained, clean, and safe for residents.
- Perform regular inspections of the property, including common areas, units, and building exteriors, to identify maintenance needs.
- Handle and oversee maintenance requests, repairs, and upgrades for apartments, including plumbing, HVAC, electrical, carpentry, and general upkeep.
- Ensure the timely completion of preventative maintenance tasks to avoid unexpected breakdowns and prolong the lifespan of property systems.
- Troubleshooting & Repairs:
- Diagnose and troubleshoot a variety of maintenance issues related to apartment units and common areas.
- Respond promptly to emergency maintenance requests and provide quick, effective solutions.
- Ensure that all repairs are completed to a high standard and in a cost-effective manner.
- Inventory & Equipment Management:
- Monitor and manage inventory of maintenance supplies and equipment, ensuring adequate stock levels and proper storage.
- Ensure all maintenance tools and equipment are properly maintained and in good working condition.
- Compliance & Safety:
- Ensure compliance with all local building codes, safety regulations, and environmental guidelines.
- Conduct safety audits of the property to ensure the safety of residents, staff, and visitors.
- Implement and enforce safety protocols related to hazardous materials, fire safety, and general property safety.
- Resident Relations:
- Foster positive relationships with residents by addressing maintenance concerns or complaints in a professional and courteous manner.
- Work with the property management team to communicate maintenance schedules and updates to residents.
- Record Keeping & Reporting:
- Maintain accurate records of work orders, maintenance requests, and completed projects.
- Assist with budgeting and track maintenance expenses to stay within budgetary limits.
- Provide regular reports to the Property Manager regarding ongoing projects, repairs, and the overall condition of the property.
Qualifications:
- High school diploma or equivalent; trade school certification or relevant degree is a plus.
- Minimum of 3 years of experience in property maintenance, with at least 1 year in a supervisory role.
- Strong knowledge of building systems, including HVAC, plumbing, electrical, carpentry, and general maintenance practices.
- Ability to effectively lead and motivate a team of maintenance technicians.
- Excellent communication skills, both verbal and written.
- Ability to manage multiple tasks and prioritize effectively.
- Strong problem-solving and troubleshooting skills.
- Knowledge of safety protocols and regulations.
- Ability to be on-call for emergency maintenance issues outside of normal working hours.
- Basic computer skills (e.g., work orders, inventory management, email communication).
Physical Requirements:
- Ability to lift and carry up to 50 pounds.
- Ability to bend, kneel, and stand for long periods.
- Ability to climb ladders and work at heights when necessary.
Work Environment:
- This is an on-site position, and the Maintenance Supervisor will be required to work on the property at all times, supervising the maintenance of all areas, including apartments and common spaces.
