Role (Overview of the Position)
Supports the Director of Operations in overseeing and managing the financial and operational functions of the portfolio.
Responsibilities (Tasks Associated with the Role)
- Completes the daily transactions and tasks related to the financial operation of the portfolio by collecting and posting rent, fees, and other payments.
- Reviews resident files and accounting records to determine unpaid and/or late fees owed, communicates with residents regarding outstanding balances, implements procedures for collecting on delinquencies, and enforces the lease to maximize revenue.
- Follows the Company’s established procedures related to evictions by following proper notice requirements, evicting residents, and representing the community as required in court hearings and eviction proceedings.
- Processes resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, if applicable, and processing the disposition in accordance with established procedures and legal requirements.
- Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
- Answers phones and help with varied resident and prospective resident concerns.
- Assists in managing the client/owner relationship by communicating with owners regarding tenant delinquency.
- Submits past resident accounts to collections as needed.
- Completes housing/rental assistance paperwork.
- Assists with leasing functions as needed, including but not limited to setting up tours, processing applications and creating lease agreements.
- Assists Onboarding Coordinator in completing new property onboarding and disposition of no longer managed properties, including software setup, resident onboarding, and new client onboarding as needed.
- Other administrative tasks as needed.

- Ensures resident workflow is accurate and up to date
- Manages resident delinquency and enforces lease to maximize revenue
- Communicates effectively with residents and owners
- Ensures processes are followed to company standards
- Ensures accuracy in entering data into AppFolio and other databases
- Creates an atmosphere where tenants are happy and enjoy renting from Rize
Requirements (Expected Proficiencies)
- High school diploma required
- Minimum of 1 year previous property management experience
- Experience in understanding and execution of high-level customer service
- Ability to effectively communicate via phone, email, and in person
- Existing knowledge and continued learning of property management operations and law
- High degree of initiative and self-motivation; strong problem-solving skills
- Ability to work in a team and jump in to help when needed
- Advanced skills in Microsoft Office, Google Suite, and the ability to learn new software quickly
- Spanish speaking is preferred but not required
