The Property Accountant is responsible for overseeing all financial aspects of multiple high-end residential properties. This includes preparing financial statements, managing general ledger activities, ensuring compliance with financial regulations, and collaborating with property managers and senior leadership to maintain the financial health of the portfolio.
Key Responsibilities
Financial Reporting & Accounting
- Prepare and analyze monthly, quarterly, and annual financial statements for multiple residential properties.
- Maintain and reconcile general ledger accounts, ensuring accuracy and compliance with GAAP.
- Prepare variance analysis reports comparing actual results to budgeted figures.
- Assist in annual budgeting and forecasting processes for each property.
- Manage accruals, amortizations, and depreciation schedules.
Accounts Payable & Receivable
- Oversee accounts payable, ensuring accurate coding and timely payments.
- Reconcile tenant payments, security deposits, and rent roll transactions.
- Monitor and manage delinquent accounts, working closely with property managers on collections.
Cash Management & Compliance
- Perform monthly bank reconciliations and manage cash flow projections.
- Ensure compliance with tax regulations, lease agreements, and financial reporting requirements.
- Assist in audits by preparing supporting documentation and responding to auditor inquiries.
Collaboration & Communication
- Work closely with property managers, asset managers, and senior leadership to provide financial insights.
- Prepare ad-hoc financial reports and analyses to support decision-making.
- Maintain organized financial records for internal and external reporting purposes.
Qualifications & Skills
- Bachelor’s degree in Accounting, Finance, or a related field.
- CPA or progress toward CPA preferred.
- 3 years of property accounting experience, preferably in high-end residential or commercial real estate.
- Strong knowledge of GAAP, financial reporting, and real estate accounting best practices.
- Experience managing financials for multiple properties simultaneously.
- Proficiency in Yardi, MRI, or similar real estate accounting software.
- Advanced Excel skills, including financial modeling and data analysis.
Salary : $90,000 - $120,000
