Essential Duties / Requirements
- Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
- Performs assigned day-to-day repairs, emergency and preventive maintenance. Completes maintenance and repair records as required.
- Performs scheduled and non-scheduled preventive maintenance
- Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.
- Assists with repairs of buildings and installed systems to include: plumbing systems, roofs, drains, shop cleaning, putting tools in proper places, and repair of doors, hinges, closers, etc.
- Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.
- Responds quickly to emergency situations, summoning additional assistance as needed.
- Perform routine building and grounds inspections and repairs
- On-call rotation for off-hours (nights, weekends and holidays) unless ill or on PTO
- Perform other related duties as assigned.
- Maintain a great working relationship with all Tenants and co-workers
- Perform seasonal outside duties as needed (Snow Removal, apply ice melt etc.)
- Maintain, repair and inspect specialized machinery and equipment.
Requirements
- Ability to use technology (computer / smart phone) for work order system, email, ESS and training.
- Basic skills with Microsoft Office Outlook.
- Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
- Ability to wear all required safety equipment and perform needed task as directed or issued through building work order system
- Decisions made with general understanding of procedures and company policies to achieve set results and deadlines.
- High School Diploma or GED required.
- Valid Ohio driver's license with proof of insurance.
- Requires general knowledge of electrical systems, plumbing systems, fire system devices and air systems.
- Requires the ability to read and interpret information from blueprints, schematics and diagrams.
- Requires general knowledge in the use of power and hand tools.
- Requires basic computer skills.
