Position Summary :
Deliver construction project to the Owner on time, within budget, and with a high degree of quality and professionalism.
Roles and Responsibilities :
- Responsible for all aspects of the entire project, ensuring the project’s financial and completion goals and client satisfaction are on target
- Comprehend and interpret the prime contract documents, and thoroughly understand the subcontract agreements and how they are to be enforced
- Ensure that Company Equal Employment policies and Affirmative Action Plan are implemented and adhered to
- Apprise all job site personnel of policies, safety practices, and working hours
- Prepare the project CPM schedule with input from the superintendent, including monthly updates
- Monitor schedule versus actual performance
- Draft all subcontract agreements, and process all change orders, internal contract adjustments, and subcontract adjustments
- Responsible for adequate staffing of all trades and subcontractors
- Responsible for coordination of subcontractors to fulfill the requirements of the schedule
- Responsible for maintaining proper cost accounting
- Maintain an awareness of subcontractors’ and / or suppliers’ ability to perform and make adjustments accordingly
- Authority to commit the Company for variable and fixed costs as provided in the project budget with expenditures not exceeding the project budget without consultation with senior management.
- Apprise senior management of all major problems encountered at the construction site
- Organize, provide pertinent data for, and participate in all applicable project-related meetings including, but not limited to, OAC, weekly subcontractor, safety, project review, etc.
- Ensure that all applicable safety codes and requirements are adhered to constantly and consistently and that safe working conditions prevail at all times
- Submit monthly margin review, project manager, and any other required reports timely
- Ensure that the Project Superintendent and Project Engineer submit all required and thoroughly prepared daily, weekly, and monthly reports timely
- Assist Estimating in bidding projects when needed
- Assist in project procurement and business development
