Objective and Purpose
The Maintenance Manager protects and maintains the quality of Rogue Retreat properties (either owned or rented) by making sure that everything is in good working order, looks clean and is well maintained. Rogue Retreat prides itself in a quality living experience and life training for all participants in Rogue Retreat programs. The Maintenance Manager is vital to the overall goodwill of Rogue Retreat for community, staff and participants.
Required Qualifications
- Must have High School Diploma or equivalent.
- Based on business necessity and the population we serve, if you have a substance use disorder (addiction) you must have 2 years clean since your last use.
- 2 years’ experience in a maintenance or property management position with increasing levels of responsibility for repairs, remodels, or construction.
- 2 years’ experience in a position that included housekeeping and janitorial.
- Understanding of and experience with Hazard Communication as it relates to the use of cleaning solutions.
- Exhibit good written and verbal communication skills with ability to follow simple and complex instructions within specified deadlines and timeframes.
- Ability to read and follow labels along with simple or complex instructions and carry them out.
- Exhibit good conflict resolution and crisis de-escalation techniques.
- Exhibit basic knowledge of computer skills including, Microsoft Office and Google products
- Exhibit discipline for personal time management and record keeping.
- Be able to carry out responsibilities with little or no supervision.
- Exhibit the ability to work well with other staff and volunteers.
- Ability to work under supervision.
Preferred Qualifications
- Have a degree, certificate or training in Property Management, Fair Housing and Landlord/Tenant Laws.
- 2 years of experience in Property Maintenance, Real-Estate or related field.
- Exhibit good written and verbal communications skills.
- Exhibit the ability to work well with other staff and volunteers.
Essential Functions
· Oversees, coordinates and manages the building and grounds maintenance of all facilities owned or operated by Rogue Retreat.
· Assists with all phases of employee management including, but not limited to, the recruitment, selection, hiring, training, retention, coaching, counseling, performance management, and separation.
· Manages the Rogue Retreat maintenance employees ensuring the timely scheduling, assignment of work, flow of work orders, and completion of assigned projects.
· Oversee a walk through with participants when they move in and out for assessment of unit condition.
· Oversees the cleaning, painting and repairs of living units as they become available and prepare them to rent within one week of vacancy when possible.
· Make all repairs personally in a timely fashion, or hire a professional to complete the work when needed. All companies/individuals must have a signed bid/proposal and W-9 on file before they begin the work.
· Create and follow a schedule of regular maintenance on a weekly, bi-weekly, monthly and annual calendar.
· Maintain the landscaping on Rogue Retreat properties. This includes planting, weeding, trimming, etc.
· Work with administration to keep within budget of all labor, replacement, maintenance and repairs. Turn in all receipts within a week.
· Oversee replacement for non-working items. Create a proactive replacement plan.
· Attend the weekly Management Team meeting.
· Create and maintain a current list of all assets owned by Rogue Retreat such as all furniture, appliances and office equipment.
· Oversee the upkeep of surveillance equipment.
