GENERAL SUMMARY:
RPCS is seeking a Director of Facilities who provides leadership, supervision and support of the Facilities Department which comprises Buildings & Grounds, Custodial Services and Building Operations. This position works closely with many constituents of the School. Major responsibilities include: daily building operations for the facility (198,000 gsf), grounds and athletic fields management (24-acre campus) and capital repair and renewal projects. The incumbent will develop the strategic direction of the department and be accountable for implementation, with sustainability as a key component of both. The Director will manage in a collaborative manner working alongside the staff on a daily basis serving not only as a mentor but as contributing team member in order to effectively monitor progress and ensure accountability.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Personnel Management: Directs staff of Maintenance Technicians, Groundskeeper, Transportation Drivers, and Set Up Coordinators.
Facility Operations: Oversees facility management services including building and grounds maintenance, athletic field and facility upkeep, event logistics, transportation, janitorial services, and snow removal.
Strategic Planning and Alignment: Collaborates with school administration to set strategic objectives, managing operations to support the school's overall strategy.
Standardization and Consistency: Maintains best-in-class practices for educational facility management, ensuring financial and physical maintenance efficiency.
Vendor and Contract Management: Develops and oversees the facilities maintenance plan, service contracts, and vendor relationships, ensuring compliance with contract obligations.
Collaboration: Fosters effective relationships across operational teams, faculty, staff, and facilities teams, enhancing the educational experience.
Service Orientation and Culture: Encourages a service-oriented and stewardship-focused culture, leading regular team meetings to review expectations, brainstorm, and solve issues.
Facilities Inspection: Conducts and documents scheduled inspections of campus facilities.
Budget Management: Develops, submits, and oversees budgets for operations, long-term plans, and projects, tracking variances and adjusting spending as necessary.
Compliance and Safety: Ensures compliance with environmental and safety regulations, including OSHA and other relevant codes.
Capital Project Planning and Development: Works with senior leadership to identify and prioritize capital projects. Conducts feasibility studies and site assessments for new constructions, renovations, and major repairs. Develops project scopes, budgets, and timelines, aligning with institutional goals.
Project Management and Oversight: Serves as the primary contact for capital projects, managing all phases from initiation to completion. Coordinates with architects, engineers, and vendors, monitoring construction to ensure quality, safety, and compliance.
Risk Management and Compliance: Ensures adherence to local, state, and federal regulations and codes. Develops risk management strategies, including safety protocols and contingency planning. Maintains comprehensive documentation for all projects.
Stakeholder Communication and Reporting: Provides project status updates and reports to senior leadership, board members, and other stakeholders. Engages with faculty, staff, and community members to address project-related questions and concerns.
Sustainability and Resource Efficiency: Incorporates sustainability practices into capital projects, including energy efficiency. Manages resource use and waste disposal for environmental impact reduction.
Vendor and Contractor Relations: Leads procurement and selection processes, ensuring adherence to contractual obligations. Resolves vendor and contractor issues professionally to minimize disruptions. Other Duties: Performs other duties as assigned. Must be willing to work occasional evenings and weekends to fulfill responsibilities.
REQUIRED SKILLS/ABILITIES:
- Experience in operation and maintenance of HVAC systems, utility networks and energy management systems strongly preferred.
- Personal experience in at least two technical trades (plumbing, carpentry, mechanical, electrical, roofing, HVAC and/or other building trades)
- Training in and experience implementing and practicing energy conservation and sustainable building practices.
- Knowledge of landscaping, forest management, athletic field maintenance, pesticide management preferred.
- Driver's License: Valid driver's license required.
- Proficient in Google Sheets/Forms/Docs, Microsoft Word, and Excel
REQUIRED EDUCATION AND EXPERIENCE:
- Education: Bachelor's degree (B.A. or B.S.) preferred.
- 10 years in educational, industrial, commercial, or office (excluding residential or hotel) facility management.
- 5 years of leadership experience.
- Experience with annual facility budgets and capital planning.
- Project Management experience.
- Strong interpersonal, problem-solving, and communication skills.
- Proven record of excellent customer service.
PHYSICAL REQUIREMENTS:
- Heavy work requires the exertion of 100 pounds of force occasionally, up to 50 pounds of force frequently, and up to 20 pounds of force constantly to move objects.
- Work requires climbing, standing for long periods of time, walking, pushing, pulling, lifting, fingering, grasping, bending, squatting, stooping, crawling, and repetitive motions.
- Must be able to ascend/descend stairs.
- Vocal communication is required for expressing or exchanging ideas by means of the spoken word.
- Requires hearing to perceive information at normal spoken word levels.
- Must be able to work outdoors under various environmental conditions, vibration, hazards, atmospheric conditions, and oils.
- Possible exposure to bloodborne pathogens and may be required to wear specialized personal protective equipment.
WORK CONDITIONS
- Full-time position, exempt, 40 hours per week, 12 month position.
- Ability to work extended hours, including evenings, weekends, and holidays, as business needs require.
TRAVEL REQUIRED:
- Occasional local travel may be required.
COMPENSATION DISCLOSURE: In accordance with Maryland's Equal Pay for Equal Work Act, we are committed to providing transparent wage information for all posted job opportunities. The salary range for this position is $90,000-$105,000 annually. Compensation is determined based on factors such as Experience, Qualifications, and Internal equity.
