What we are looking for
This Occupancy Specialist position is responsible for assisting in the sale of homes by meeting with prospective buyers, entering leads into the prospect tracking system, showing inventory homes, submitting new applications for approval, and taking the necessary steps to facilitate closings on deals in progress. The sales consultant will be responsible for marketing and keeping up the presentation of the homes while managing applications and home closings. The correspondence with prospects will include phone calls, e-mail, phone, social media, and physical delivery of flyers and promotions to residents. This will include physically walking around the property to meet with residents in homes and providing tours on foot.
Responsibilities:
- Support the occupancy of new and used manufactured homes by assisting in coordinating sales to new prospects utilizing industry financing options and cash sales
- Provide excellent customer service throughout the entire sales process
- Track all sales and marketing traffic and assist in the follow up on sales opportunities
- Develop leads and build relationships with clients
- Verify readiness of all available homes
- Work closely with community management team to ensure best in class service is offered
- Remain current on customer needs, industry trends, market activities, and competitor actions to determine focus of sales efforts
- Tour prospects through homes that best fit their need
- Stage homes in a tasteful and cost-effective way to provide a welcoming experience for new prospects touring homes
- Market available inventory through various means of marketing avenues, including but not limited to Facebook, Craigslist, e-mail, Flyers, Signs, Business Cards, Business to Business Marketing, etc.
- Utilize the CRM tool to efficiently manage customer information, track sales leads, organize communication with prospects, market available inventory, schedule appointments, and monitor the progress of sales opportunities throughout the sales funnel
- Coordinate with the Community Manager on the upkeep of the community as needed
- Complete market surveys on a regular basis to research competitor pricing, promotions, and incentives
- Become the expert on the sales process through training and dedication to learning
- Manage community events, advertising, and promotions to sell homes within your designated communities
- Meet sales budgets set forth by leadership
- Present and maintain a professional image on behalf the community of while selling homes
- Other tasks as needed or assigned by management

Requirements / Preferences:
- High school diploma
- Experience building and maintaining a sales pipeline
- Ability to travel
Schedule: Five-day workweek with Saturdays required and a flexible weekday off
