Key Responsibilities
- Act as a liaison between ownership and residents, ensuring smooth communication by drafting and circulating resident communications.
- Cultivate a welcoming atmosphere by fostering strong relationships among residents, management, and building staff.
- Take charge of lease administration, including meticulous data entry into property management software, managing calendars, and processing codes for accounts payable and receivable.
- Keep office files organized, manage inventory, and ensure compliance with storage, bicycle, and fitness agreements.
- Prepare comprehensive monthly reports, maintaining delinquency below 0.5% of GPR.
- Coordinate Move In / Move Out procedures, handle insurance certificates, and oversee Move Out Reports and security deposit refunds.
- Assist the Resident Manager with post-move out walk-throughs, coordinate vendors, and review contracts.
- Support the Property Manager in budget forecasting, organizing building-related events, and managing emergencies.
- Provide after-hours on-call support when necessary, promptly communicating any issues to the Property Manager.
- Analyze income and expense trends, contribute to budget forecasting, and assist with code processing and filing.
- Collaborate closely with property management on renovations, vendor coordination, and lease enforcement.
- Stay informed about the competitive marketplace, oversee resident retention initiatives, and be prepared to handle emergencies.
- Maintain a physical presence on-site, ensuring effective communication with tenants, staff, vendors, and visitors.
- Comfortably navigate stairs and adapt to varying environmental conditions as needed.
- Flexibility to perform additional duties outside of regular responsibilities as required.
