POSITION RESPONSIBILITIES
- Plan, organize, and implement a maintenance program for the property.
- Responsible for the recruitment and discipline of department personnel.
- Oversee the training of engineering personnel, and to ensure safe and appropriate procedures are being followed at all times.
- Directs and coordinates the activities of all assigned personnel and department responsibilities.
- Responsible for the scheduling and shift coverage of department staff.
- To be on-call for 24 hour emergency service.
- Ensures aggressive “guest first” attitude among team members and provides a friendly guest contact experience.
- Obtain and use proper equipment for the various maintenance and repair activities required to maintain all property systems.
- Use appropriate checklists to perform scheduled inspections of all guest rooms and public areas.
- Maintain positive and pro-active employee relations.
- Assist in developing of cost effective programs for both corrective and preventative maintenance, for guest and commons areas of the property.
- Supervise subcontract work to ensure quality when necessary.
- Supervise exterior work including, but not limited to mowing, weeding, pruning, snowplowing, sanding, and debris removal.
- Review fire, safety and evacuation policies and procedures.
- Assist in the development of a program to monitor and inspect guest rooms and public areas in coordination with housekeeping, and function rooms in coordination with the banquet department on a periodic basis in order to identify areas requiring attention and corrective action.
- Maintain adequate levels of supply inventory for respective departments.
- Respond in a courteous manner to guest questions, complaints or requests.
- Ensure all electronic locks on guest room doors are working properly, if needed change batteries or install a new locking device.
- Maintain a through knowledge of all voltage systems, wiring, and motors throughout the property.
- Know and specify the location of all electric power switches, resets, circuit breakers, water main shut-off valves and emergency generators.
- Maintain the inspection and lubrication schedules for all motors and belts.
- Maintain and secure building and systems blueprints/plans.
- Conduct daily and weekly walk through inspections of the hotel and trade center.
- Ensures maintenance and repair of all finished surfaces in the hotel.
- Operate the department in compliance with all federal, state and local laws and standards including OSHA safety requirements.
- Supervise, coordinate and perform the general repair to all hotel areas to include carpet repair, wallpaper repair, furniture repair, painting, light plumbing, light electrical, pest control and the department’s subcontracted labor.
- Help to maintain and monitor all physical plant equipment within the hotel.
PREREQUISITES
Competencies: Ability to work independently, excellent communication skills, must have a working knowledge of computer programs, ability to lift up to 60 pounds.
Education: High school graduate or equivalent. Journeymen experience in or HVAC systems, licensed in one of the areas preferable. Ability to read, speak, write, and understand the primary language(s) of the workplace.
Experience: Previous engineering experience in a hotel or commercial building or building maintenance organization.
Physical: Requires lifting up to 60 pounds on a regular basis. Grasping, writing standing, sitting, climbing ladders, walking, repetitive motions, listening ability, visual acuity, and clear speaking skills.
