Role Purpose:
Royalwood Associates, Inc. in Raleigh, NC is seeking a dynamic and self-driven individual to join our team. The ideal candidate will possess a strong passion for delivering high-quality construction estimates and proposal packages. Attention to detail and the ability to build and maintain relationships with clients and subcontractors are crucial for this role. Meeting project deadlines with precision is essential for ensuring successful project outcomes. The position demands the ability to stay focused and confident under tight deadlines and fluctuating workloads, while working independently and collaborating effectively with various team members.As an Estimator/Project Manager, you will be instrumental in providing accurate project estimates, evaluating bid specifications, and overseeing project execution within our athletic flooring construction company.
Key Responsibilities:
- Prepare project estimates including conceptual budgets, design development, and construction document estimates.
- Attend project hand-over and close-out meetings to discuss project specifics and lessons learned.
- Perform material quantity take-offs, read and outline specifications, and prepare bid packages.
- Develop and maintain subcontractor relationships and work with clients and design teams during preconstruction.
- Conduct constructability reviews, value engineering, and maintain historical data for future reference.
- Proactively seek improvements and innovations, act as a liaison between all contracted parties, and perform other assigned duties.
Skills and Qualifications:
- Public bid experience preferred.
- Strong organizational skills, data gathering, and report preparation.
- Knowledge of design/planning principles, building components, and maintenance.
- Proficiency in reading schematics, blueprints, and technical manuals.
- Effective negotiating skills with subcontractors and vendors.
- Excellent interpersonal, communication, and client relationship management skills.
- Proficient in Microsoft Office – Word, Excel, Outlook, and Adobe
- Ability to assess contract requirements and translate client needs into budgets.
- Construction Software like Procore is a plus.
Additional Requirements:
- Ability to work effectively as a team player and act as a liaison among all project parties.
- Experience in consulting with architects, subcontractors, and material suppliers.
- Understanding of contract language, consumer expectations, and project scope.
