Duties /Responsibilities
• Manage and mentor District Managers and Property Managers, ensuring they are keeping within the financial budgets, maintaining a high level of curb appeal and operating within RPM’s standard process & procedures.
• Complete and review, with Property Managers, the annual budgets. Provide guidance to regional teams ensuring the properties are operating within the budget and reviewing variances monthly with PMs..
• Liasson between PM and Leasing Manager on new lease-ups; assist in coordinating marketing in accordance with the affirmative marketing plan and reporting to government agencies and others to ensure that all obligations are met, as needed.
• Work with Facilities Manager to propose and oversee capital improvement projects, properties are being maintained to RPM standards and proper preventive maintenance initiatives are completed timely, within budget and maximizing the value of the asset.
• Any other duties needed to advance the goals of the company.
Knowledge /Skills Required
• An excellent leader that knows how to work collaboratively and motivate a diverse team.
• Strong financial acumen with an understanding of Budgets, Operating Statements and reporting and accountability of same.
• Knowledge of project-based section 8, LIHTC/Tax Credit, and other subsidized housing programs.
• Excellent time management with ability to meet deadlines.
• Multi-tasking and organizational skills to effectively prioritize and manage several projects while not losing sight of daily activities.
• Ability to work in a fast-paced work environment while making decisive business decisions as needed.
Education / Years of Experience
• Bachelor's degree in business administration, communications, or a related field.
• Minimum 3 years as a Regional/District Manager and 5 years prior residential on-site management.
• Knowledge of both affordable housing and market-rate housing.
• Technology literacy and a solid understanding of operating software, Yardi experience preferred.
• Industry training Credentials which authenticate understanding of rental housing programs.
• Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties).
