Job Description
- The Maintenance Operations Specialist will be responsible for maintaining and repairing buildings and grounds to ensure a safe and healthy living environment.
Main Responsibilities:
- To perform daily, weekly, and quarterly routine inspections and replacements according to the established maintenance schedule.
- To accurately record all required tasks on the maintenance schedule and provide it to the Project Manager on a monthly basis.
- To order maintenance supplies and manage inventory.
- To prepare units for occupancy by cleaning, disinfecting, painting, patching, replacing windows, doors, door locks, and lights.
- To maintain walkways and parking areas free of debris.
- To oversee lawn and garden area maintenance and sprinkler system upkeep as instructed.
- To report health and safety hazards, injuries, and accidents to the proper authorities and to the Property Manager and Maintenance Manager promptly.
- To execute rehabilitation plans and maintain property according to health and safety standards.
- To maintain work order logs and repair/reports filing systems.
Qualifications
- The ideal candidate should be able to work independently and make decisions without supervision.
- They must have experience with routine repairs and maintenance of buildings, landscaping, and appliances.
- A well-organized individual with excellent communication skills is preferred.
- Must be physically able to perform maintenance tasks.
- Possession of a valid California driver's license, good driving record, and automobile insurance per State requirements is necessary.
