Job Description:
Support the Vice Presidents of Development in the western division. Develops strong external relationships within brokerage networks, third party consultants, governmental agencies, healthcare system, specialty groups, and real estate users.
To be successful in this role:
Responds to market opportunities by taking leadership role in planning, preparing, editing and assembling responses to RFPs and RFQs for qualified development and construction opportunities Ryan chooses to pursue. For interviews, takes leadership role in preparing presentation materials.
Is the facilitator between regional and local marketing resources. Provides clear direction to regional marketing team and local development team resources to create timely and accurate high-quality deliverables, including but not limited to letters of intent, lease proposals, RFP responses, and market studies etc.
Prepares draft project pro formas and pursuit costs forecasts for pursuit opportunities, to be finalized by VPs. Modifies pro formas and pursuit costs as new information becomes available and track over time.
Quantifies a proposed development deal in a format that allows the Ryan preconstruction manager to generate schematic pricing quickly and accurately.
Is the facilitator between regional and local capital markets resources. Provides clear direction to the Capital Markets Analyst to ensure boilerplate Ryan pro formas reflect investment goals. Validates debt and equity availably based on proforma assumptions.
Prepares and assembles Ryan internal deal approval packages.
Manages site and project design efforts, interfacing with Ryan construction and design team members and external design team members. Manages design efforts resulting in project costs within pro forma budgets.
Assists VPs in assessing potential sites, including issues related to environmental contamination, geotechnical issues, topography, constraints analysis, city zoning and ordinances, applicable fees. Assists in development of site-specific costs budget for input into pro forma.
Hold accountability for creating, budgeting, and managing the completion of a comprehensive due diligence checklist for prospective projects.
Prepares responses to leasing RFPs. With VP oversight, proposes and negotiates economic and legal transaction terms. Manages evolution of letters of intent and lease agreement drafting, negotiation and execution.
Coordinates and manages third party leasing activities for multi-tenant projects.
Coordinates tenant improvement construction projects, including space planning, construction cost estimating, schedule, internal and tenant approvals, and successful delivery of completed space.
Assists VPs, Ryan construction team members and external consultants to determine submission requirements and schedule for required governmental approvals and permits, attending meetings and making presentations as required (City Councils, Planning Commissions, neighborhood groups, etc.).
Assists in preparation and negotiation of development agreements and public financing agreements, and site purchase options and agreements.

Minimum of five to seven years of cumulative experience in one or several of the following disciplines: real estate development experience in any of the product areas listed above; commercial real estate brokerage or finance; or design or construction project management.
BA or equivalent degree required; MBA preferred.

Compensation:
The base pay is $100,000-$150,000/annually. The base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills and abilities. Position may be eligible for additional compensation that may include commission and/or an incentive program.
