Safe Harbors of the Hudson is a non-profit organization in the City of Newburgh, New York with the mission of transforming lives and building community through housing and the arts. The Cornerstone Residence is Safe Harbors 128-unit supportive housing residence.
Position Summary:
Under the direction of the Director of Operations, the Maintenance Supervisor performs a variety of skilled duties involved in rehabilitation, maintenance repairs, preventative maintenance, and general upkeep of the Cornerstone’s residential units, facilities, equipment, and fixtures. The Maintenance Supervisor must have a demonstrated understanding of and experience with electrical, heating, and mechanical systems. The Maintenance Supervisor provides day-to-day supervision of the maintenance staff and is responsible for safety awareness, inventory control, and directing work assignments.
Key Duties/Responsibilities
- Ensure a safe work environment as per OSHA standards
- Schedule, prioritize, assign, and review the work of the maintenance team
- Coordinate daily/monthly work orders and maintain high completion rates
- Ensure proper work methods, techniques, and compliance with applicable standards, policies, and procedures
- Monitor and troubleshoot all electrical, HVAC, and mechanical systems
- Provide monthly mechanical and boiler facility reports
- Diagnose mechanical troubles; supervise the implementation of corrective measures
- Initiate vendor procurement; schedule and monitor vendor performance
- Anticipate and plan for repair and preventive maintenance
- Perform a variety of field maintenance tasks
- Respond to emergencies as needed; coordinate activities with other responders; direct the work of staff and utilization of resources to effectively repair and ensure the safety of the building, staff, and residents
- Maintain an orderly workplace
- Maintain detailed and complete work records
- Maintain inventory; order, pick up, and maintain equipment and supplies
- Assists the Director of Operations in establishing an annual maintenance budget
- Perform orientation and on-the-job training for new hires
- Approve time and schedule time off in the payroll system
- Complete annual performance evaluations; provide ongoing performance feedback
- Maintain a positive work environment by behaving and communicating in a courteous and professional manner with residents, staff, and contractors
- Perform additional duties as assigned by management
Qualifications:
Five years of journey-level general maintenance or contracting experience including HVAC, carpentry, masonry, electrical, and plumbing; At least two years of experience in a lead or supervisory capacity. Must have a valid NY driver’s license and be insurable at standard rates. Ability to communicate with team personnel. Ability to read and interpret documentation such as safety rules, operating and maintenance instructions, and procedure manuals. Computer literate in Microsoft 365 programs, i.e., Microsoft Word, Microsoft Excel, and Outlook.

Salary : $58,000 - $65,000
