The college maintains exceptional standards for the overall appearance and maintenance of its properties and its level of student, faculty, and staff satisfaction. The Maintenance Technician II manages and directs repair, and maintenance for the college with a specific focus being on our HVAC systems. In this role the ideal candidate will operate, maintain, and repair all equipment used for heating, ventilation, and air conditioning of college building facilities. This includes operations of a central heating plant utilizing steam and/or hot water for tempering or heating building, and a central chilled water plant to provide cooling to all buildings. In this role, the ideal candidate will collaborate with other technicians on these repairs but will be the lead expert in the routine maintenance and upkeep of our HVAC systems. In addition, this individual will provide excellent customer service by supporting other traditional maintenance needs of the college such as landscaping and general upkeep of the college to ensure a comfortable and safe environment for students, faculty, and staff.
Essential Job Responsibilities:
- Self-perform all maintenance issues that can be performed in house, reducing, and limiting dependence on outside vendors.
- Learn and manage all buildings, facilities, and systems in each (including but not limited to: HVAC, roofing, plumbing, electrical, painting, and alarm systems)
- Collaborate with Facilities Director to manage vendor relationships on projects that do require the use of an outside vendor specific to HVAC.
- Set and oversee preventative maintenance procedures for existing and new HVAC systems, making recommendations to the Facilities Director on upkeep and need for newer systems.
- Performs various repairs and maintenance including plumbing, electrical, carpentry and general maintenance on campus buildings.
- Must know how to prepare boilers for State inspection, including any refractory work, cleaning, and installing new seals on shell of boiler and water side inspection ports.
- Must be able to replace bearings and seals on centrifugal pumps, change bearings on fan systems, motors, and pumps shafts. Performs preventive maintenance procedures on buildings mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc. repairs or replaces broken parts.
- Advanced critical thinking and problem-solving skills for fixing maintenance issues
- Performs installation of electrical wiring and equipment: new electrical services, wiring during remodeling projects, replaces and repairs wiring as needed.
- Assists with calibration and repairs pneumatic systems.
- Full understanding of boiler systems, repairs, and function of steam boilers
- The ability to operate computer which controls and monitors mechanical equipment and utility systems.
- Completes daily, weekly, and monthly preventive maintenance on building equipment and maintains records of maintenance performed.
- May repair electrical locks, control panels and other control systems to maintain building monitoring and security.
- Evaluates need for supplies and equipment. Makes recommendations for purchases and follows through after approval has been received.
- Responds to emergency maintenance requests as required.
- Assist with campus grounds upkeep as needed.

Requirements
- Associate degree or HVAC certification strongly preferred.
- Must have the ability to follow oral and writer direction and be capable of performing physically demanding work.
- Backflow preventer certification
- Minimum 3-5 years HVAC journeyman level of operations, maintenance, and repair experience
- The ability to continuously train and certify new industry standards specific to HVAC.
- The ability to articulate and communicate issues, functionality, and process to peers, college administrators, and vendors.
- Working knowledge of mechanics and ability to perform safety/maintenance equipment inspections.
- Ability to lift 75-100 pounds.
- Must demonstrate reliable work habits.
- Must have a valid driver’s license.
- Willing to continue ongoing certifications as it relates to HVAC and other maintenance certifications. (i.e., electrical, mechanical)
- The ability to effectively collaborate with peers and communicate across all forums within the college.
