Title: Preconstruction Manager
Location: St. Louis, MO
Duration: Full Time (Direct-Hire)
Responsibilities:
Effectively influence, negotiate, and communicate with owners, architects, engineers, subcontractors, suppliers and co-workers
Actively contribute to the project schedule and close-out process
Preconstruction work closely with many other professionals including consultants, contractors, accountants, and operations personnel to provide the most accurate and comprehensive financial and budget analysis for their employers
Determining what factors of production will influence the cost of a service or product
Creating labour estimates for any project and manage bids from vendors and contractors
Presenting prepared estimates to management and other stakeholders
Proposal Preparation: Lead the development of specific project scopes and prepare accurate, compelling proposals.
Estimating and Analysis: Create detailed conceptual estimates and develop scopes of work for each trade. Review scopes with subcontractors and participate in their selection process.
Client Presentation: Prepare and present final estimates to clients and owners, effectively communicating project value and details.
Schedule and Document Review: Review construction schedules and documents for value engineering opportunities, preparing, and pricing value engineering items.
Mentorship and Training: Train and mentor junior estimating staff, fostering their professional growth and development.
Data and List Management: Maintain and update master subcontractor/vendor lists by trade and develop historical data for unit pricing.
Contract Support: Assist project managers with contract negotiations, change orders, and other project-related tasks.
General Conditions: Develop and review general conditions in collaboration with project management.
Our projects are nationwide - Travel may be required
Qualifications:
Bachelor’s degree in construction management, Engineering, Architecture or related field of study
5-10 years of experience in commercial estimating
Mission Critical/Data Centre experience is a plus
Design-Build experience is ideal
Ability to interpret blueprints
Significant knowledge of construction methods as well as an understanding of municipalities and the permit processes
Ability to manage subcontractors and vendors
Estimating and project management experience in the commercial industrial construction industry
Knowledge and understanding of building construction combined with steel design concepts presented on architectural and engineering drawings
Candidates must have a strong understanding of conceptual estimating, estimating techniques and cost control
Candidates should be able to clearly articulate bid inclusions, exclusions, and proposal clarifications with owners and subcontractors
Knowledge of on-screen estimating software, Microsoft Office Suite, Procore, etc.
Must be able to multitask and prioritize responsibilities
Procore Certified or knowledge and skill in Procore
Job Type: Full-time
Pay: $109,203.00 - $120,711.00 per year
