Summary: The Commercial Property Manager is responsible for managing the administrative duties and routine financial reporting for an assigned retail portfolio, while also maintaining positive tenant relations, conducting property inspections, and bidding and contracting routine services.
Essential Duties and Responsibilities:
- Perform property inspections on a quarterly/semiannual basis for a portfolio of properties located in several states
- Maintain open lines of communication with tenants regarding the performance of property management matters
- Complete the space delivery process for new tenants
- Review all tenant CAM reconciliations
- Compile final walk-through charges for expired tenants and collect all necessary documents for the move-out process
- Contract routine services
- Review and approve invoices and ensure all documents required to process payment are organized for final approval
- Audit flyers, rent rolls, and other marketing documents monthly
- Draft annual budgets
- Obtain information for newly acquired properties and oversee the onboarding process
- Research utility-related inquiries
- Calculate utility charges for shared meters
- File all necessary correspondence, pictures, and reports
- Maintain monthly budget variance reports
- Review and approve proposed tenant signage
- Perform other duties as requested by the Director of Property Management
Required Skills and Experience:
- Bachelor’s degree
- 3 to 5 years direct experience managing shopping centers
- Proficiency in Microsoft Outlook, Excel, and Word and Adobe Acrobat
- Ability to prioritize and manage multiple tasks simultaneously and confidentially
- Strong written and verbal skills
- Ability to build and maintain strong professional relationships
- Ability to work independently with minimal direction
Travel: The Property Manager will be expected to conduct quarterly/semiannual property inspections for properties located in Alabama, Florida, Illinois, Mississippi, New York, Ohio, and Virginia. Additional, not-regularly-scheduled travel may be required.
Attendance: Regular and timely attendance in the Indianapolis office is essential to the Company’s efficient operation and is a necessary condition of employment. Remote work is not an option.
Physical demands: While performing duties of the job, the Property Manager is occasionally required to stand, walk, or sit; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; talk and hear. The Property Manager must occasionally lift and/or move up to twenty pounds. Specific vision abilities required by this position include close and distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
Work environment: The noise level in the work environment is usually moderate.

Pay: $85,000.00 - $95,000.00 per year
