What We Are Looking For:
The SHA team is currently seeking a Housing Specialist/Property Assistant who will play a key role in supporting the day-to-day operations of SHA properties. This position ensures compliance with SHA and HUD guidelines while assisting residents with eligibility, leasing, and program requirements. The Housing Specialist will conduct annual and interim recertifications, manage tenant records, process move-ins, transfers, and rent adjustments, and provide exceptional customer service to residents. Additionally, this role will assist in monitoring rent collection, resolving tenant disputes, and enforcing lease compliance to maintain a well-managed and supportive housing environment.
The ideal candidate will possess strong organizational and communication skills, a customer-focused mindset, and the ability to work collaboratively with residents, community agencies, and internal teams. A high level of attention to detail, time management, and knowledge of housing regulations is essential. The ability to interpret policies, analyze tenant eligibility, and maintain accurate records will be key to success in this role. Proficiency in PHA Web and basic office software is highly desirable, along with a commitment to SHA’s mission of providing quality affordable housing and fostering resident self-sufficiency.
What You’ll Do:
- Assist in managing daily property operations to ensure compliance with SHA and HUD guidelines.
- Conduct annual and interim recertifications of resident income per ACOP regulations.
- Maintain accurate tenant records, including lease agreements, rent adjustments, and eligibility documentation.
- Communicate with residents regarding policies, procedures, lease terms, and program eligibility.
- Process move-ins, move-outs, transfers, and rent adjustments according to HUD regulations.
- Assist property managers in monitoring rent collection and pursuing delinquent accounts.
- Provide customer service to residents, answering questions and addressing concerns.
- Refer residents to self-sufficiency programs and support services to assist with financial stability.
- Support property-based waiting list management and ensure accurate recordkeeping.
- Collaborate with the Resident Services department to organize resident activities and support initiatives.
- Assist in resolving tenant disputes and enforcing lease compliance.
- Support property managers in preparing reports, financial records, and compliance documentation.
- Uphold SHA’s core values and contribute to a positive team environment.
What You Need:
- Associate’s degree in management, business administration, social sciences, or a related field (or equivalent experience).
- Two or more years of experience in low-income/affordable housing, property leasing, or customer service.
- Ability to obtain Housing Specialist Certification within six months of employment.
- Valid Florida driver’s license and ability to pass a pre-employment drug screening.
Skills & Qualifications:
- Strong organizational and time management skills.
- Excellent customer service and communication skills (both verbal and written).
- Knowledge of public housing operations, Fair Housing laws, and HUD regulations.
- Ability to interpret policies, analyze tenant eligibility, and enforce lease agreements.
- Proficiency in PHA Web and basic office software.
- Ability to work effectively with residents, community agencies, and team members.
