What are the responsibilities and job description for the Project Manager position at SAS Construction, Inc.?
Purpose of Job:
- Review assigned job, bids, and/or customer scope of work and effectively establish job budgets, schedules, initial material purchase lists, and equipment rental requirements. Issue subcontracts and coordinate subcontractor activities, provide general field engineering to assist field activities, generate monthly invoices on lump sum jobs, handle change orders and scope changes, and oversee assigned projects through completion.
- Perform material takeoffs, labor, and equipment estimates, procure fabrication and subcontract bids for assigned bid projects.
- Review and become familiar with all site specific safety requirements prior to bidding or starting work onsite.
Responsibilities:
- Estimating Duties:
- Review bid documents and attend pre-bid meetings or site visits. Look for obstructions, problems, and identify all special requirements.
- Provide detailed estimates on assigned bid projects. Including but not limited to pre-bid site visits and subsequent follow up visits, fill out pre-bid checklist based on information attained from bid documents and site visits, provide detailed material takeoffs, equipment needs, subcontractor services required, develop preliminary/proposed schedules, and arrange the bid in an organized manner within the time frame allotted to submit the bid. Review the bid with the General Manager and prepare all necessary bid documents in a clear concise and professional manner for submittal.
- Review awarded bids with assigned project manager and assist in establishing the job budget breakdown.
- Project Manager Duties:
- Review job specifications, drawings, and bids. Compare IFC drawings and specifications to the bid documents to check for changes. Address any changes that affect cost and schedule as a change order.
- Generate job budgets, schedules, and other tasks listed under Purpose of Job.
- Coordinate with the Operations Manager and General Manager in the initial manpower and equipment requirements for the assigned job. Work with all parties throughout the construction phase on manpower/equipment requirements.
- Coordinate and work closely with the assigned Job Superintendent to complete the job in a safe and productive manner without sacrificing quality. Assist the Job Superintendent as required in producing field fabrication sketches, layout drawings, isos. etc.
- Schedule subcontractors and fabricators activities.
- Complete SAS Critical Lift Plans and coordinate all critical lifts on assigned projects.
- Communicate with customer representative throughout the construction phase of the project through completion and close out.
- Review and evaluate expended costs on a weekly basis. Project costs to check progress.
- Initiate monthly invoicing on lump sum jobs and review weekly invoicing on time and material jobs.
- Review timesheets weekly to ensure that labor, subcontractors, equipment, etc. are included and charged correctly.
- Coordinate and schedule deliveries and pickup of materials/equipment to jobsites.
- Approve all job-related invoices prior to payment.
- Maintain accurate and neat job files.
- Perform random jobsite safety inspections on assigned projects.
- Maintain an ethical and moral approach to your daily duties per the requirements of the SAS Supervisors Manual.
