JOB TITLE: Project Manager I
OBJECTIVE: A Project Manager to oversee the entire lifecycle of our construction projects—from initial concept through successful completion. In this role, you’ll collaborate with a dedicated team to produce accurate bids, manage budgets, negotiate and secure contracts, and oversee subcontractors. You’ll also be responsible for project scheduling and ensuring every aspect of the build runs smoothly and efficiently. If you’re organized, detail-oriented, and thrive in a dynamic environment.
ESSENTIAL FUNCTIONS
- Work with acquisitions, engineers, and architect on project plans
- Prepare budget and cost estimates from preliminary to final
- Send project to bid, select contractors, negotiate bid price if required, send out contracts and generate final budget
- Explain contract, specification, and technical information in a clear concise manner
- Develop a construction schedule, with project deliverables, and milestones
- Manage the project and staff from conception to completion
- Keep within budget constraints using professional negotiation techniques to ensure budget adherence
- Ensure all work is carried out to specific standards, building codes, guidelines, and regulations
- Oversee and supervisor construction project progress and provide reports on timeline, progress, and adjustments
- Obtain building permits, licenses, and meet code regulations
- Manage material inventory and equipment
- Provide regular data reporting and analytics to leadership team as requested
- Able to build solid relationships with team members, vendors, and customers
EDUCATION AND EXPERIENCE
REQUIRED:
- Construction management, business associate degree or equivalent work experience is required
- Must have valid driver’s license with reliable transportation to and from the job site to conduct regular site checks of work progress and ensure proper safety standards are being met
- Advanced in Microsoft Office applications and project management software
- 2-3 years proven work experience as a project manager with technical field knowledge, project management; administrative and construction processes
- Overall working knowledge of construction processes to identify issues as well as be able to develop resolution of the issues.
- Working knowledge of the construction contracts, permitting and project scheduling
- Ability to manage time effectively to manage multiple projects concurrently
- Outstanding communication and negotiation skills
- Project cost tracking, estimating, bidding and budgets experience
- Strong leadership and management skills with ability to oversee multiple projects
PREFERRED:
- 2-3 years’ experience in residential or commercial construction field
- Versed in a many different building types including multi-family residential
- Pursuing PMP or equivalent certification a plus
PHYSICAL REQUIREMENTS:
- Ability to lift and carry up to 40 lbs.
- Ability to sit at a computer desk for long periods of time
- Clear speaking and adequate hearing sufficient to communicate effectively and respond appropriately in-person and/or on the telephone
SPECIAL REQUIREMENTS:
This position requires the ability to work 40 – 45 hours per week during normal business hours of Monday – Friday, with occasional hours outside out of that range as business necessitates. Site visits and occasional travel required with this position Incumbent must have good organizational skills, be self-motivated, possess good time management skills and can communicate with people on all levels.
WORK ENVIRONMENT:
Most of this position is in a professional corporate office setting dealing with our Pre-Development Department, Architect, Executive Management, Ownership, and customers. Occasional in-state travel to active jobsites is required with this position.
