Residential Landscape Maintenance & Enhancements Manager

1. Position description: Residential Maintenance and Enhancement manager must be thoroughly familiar with all aspects of residential landscape maintenance to include sales, field production, customer service, estimating, training, etc. Residential Maintenance and Enhancement manager oversees all interaction with the customer and keeps him/her informed as to all aspects of the department process. The Residential Maintenance and Enhancement Manager grooms the relationship with the client while interfacing with company field production team and accounting personnel, and interfaces with subcontractors and vendors as required throughout the maintenance and enhancement process. The Residential Maintenance and Enhancement Manager is also responsible to conduct quarterly walk-throughs directly with the client, resolve any issues discovered therein, follow through to ensure that all issues are resolved to the satisfaction of the client, and ensure all change orders/enhancements are billed properly.

2. Reports to: The Residential Maintenance and Enhancement Manager reports directly to the General Manager or Ownership.

3. Skill set and educational requirements: The Residential Maintenance and Enhancement Manager must possess the following skill set and educational background:

a. Ability to represent the company in a courteous and professional manner.

b. Have the ability to problem solve.

c. Minimum of five years of experience in landscape maintenance and enhancements.

d. Horticultural Knowledge of both Southern California plants and pests.

e. Irrigation knowledge and the ability to identify problems and resolve them in a very timely manner.

f. Able to manage efficiently manage both weekly maintenance and enhancements.

g. Able to effectively train field crew members.

h. Ability to have excellent computer skills, to include industry specific LMN system, time reporting, and estimating.

i. Proficient in both oral and written communication.

j. Bilingual in Spanish and English.

k. Proficient in MS Word and MS Excel.

l. Proficient in typing and capable of typing 30 WPM with fewer than three mistakes.

m. Possess a valid driver’s license and must be insurable on the company’s insurance policy.

n. Have a clean criminal record

4. Responsibilities:

a. Develops new business/accounts and prepares bids for the same for Maintenance Supervisor to review.

b. Thoroughly understands and complies with company policies, procedures, and SOPs.

c. Processes all enhancements and ensures that they are priced and processed correctly.

d. Prepares all bids/proposals for enhancement work always having a backlog.

e. Reviews with GM or ownership all bids/proposals for accuracy and marketability.

f. Presents all proposals/documents to client.

g. Closes sales and coordinates job specifics with accounting personnel.

h. Interfaces with client and ensures that all of client’s concerns are addressed in a timely and professional manner.

i. Conducts quarterly walk-through with client, identifies and documents any/all discrepancies.

j. Provides written quarterly report and files in customer file.

k. Ensures that jobs are kept on schedule.

l. Ensures that jobs are at or under budget.

m. Interfaces with subcontractors to ensure timely and accurate completion of their work.

n. Interfaces with suppliers to ensure timely and accurate delivery of job materials.

o. Interfaces with company Production Manager to ensure client’s expectations are met and that jobs are kept on schedule and on budget.

p. Ensures that company production standards are met.

q. Ensures that all SAFETY procedures are followed and reports any unsafe conditions to supervisors.

r. Ensures all accidents are properly documented and reported immediately.

s. Ensures all workers’ compensation insurance claims are properly documented and reported immediately.

t. Ensures that at all times, all equipment is operated in a safe and proper manner.

u. Ensures that all equipment is maintained properly and preventatively maintained (PMd) daily.

v. Evaluates equipment utilization and makes recommendations for future purchases.

w. Ensures that vendor invoice pricing is accurate and as bid.

x. Ensures that job cost reports are properly analyzed and disseminated.

A. Assists in the development and implementation of the company’s strategic plan.

BB. Assists in the development, implementation, and achievement of the company’s annual budget goals.

CC. Assists in the development and implementation of the company’s new business development plan.

DD. Assists in the development and implementation of the company’s training goals.

EE. Assists in the development and implementation of the company’s marketing plan.

FF. Is certified in CPR and First Aid.

GG. Continuing education requirement: minimum of 20 hours per year.

5. Salary, bonus, and/or commissions: Salary is commensurate with experience. There is a performance bonus plan in place, paid vacation, health insurance.
