Project Manager II
The Project Manager II oversees the construction team, coordinating with preconstruction, estimating, subcontractors, permits, and project closeout. Projects involve new commercial buildings, additions, renovations, and tenant improvements across various sectors such as healthcare, education, defense, K-12, churches, non-profits, office, municipal, and light industrial.
Responsibilities
- Select and manage subcontractors, ensuring clear scope definitions and buyout processes.
- Lead pre-planning to address all project elements before and during construction.
- Submit and track permits and entitlement applications with relevant authorities.
- Build and maintain strong relationships with clients and subcontractors.
- Foster client satisfaction by leading collaborative project teams.
- Drive business development through networking, RFPs, and interviews.
- Actively participate in business development and community involvement.
- Collaborate with team members on preconstruction, scheduling, and site planning.
- Monitor and manage project budget, costs, and financial forecasts for profitability.
- Prepare and review monthly pay applications with owners and architects.
- Work with the superintendent to maintain and update project schedules.
- Manage contract changes, negotiate change orders, and coordinate with owners/architects.
- Lead weekly meetings with clients and stakeholders to discuss progress, finances, and project updates.
- Mentor and train Project/Field Engineers.
- Promote and support company safety and quality initiatives.
Qualifications
- Bachelor's degree in Engineering, Construction Management, or related field, or equivalent experience.
- 5-10 years of experience managing large commercial projects (up to $15M), preferably in Higher Ed, K-12, Healthcare, or general commercial construction.
- Strong experience in cost forecasting, change order preparation, and managing owners and subcontractors.
- Proficient in Microsoft Office Suite, Microsoft Project, Bluebeam, ProjectSight, and related tools.
- Must demonstrate integrity, strong leadership, and excellent organizational, communication, and interpersonal skills.
- Effective communicator with internal teams and external clients or partners.
